i got a long hair tux kitten in august and he’s now about 6 months old. he’s been a pretty vocal cat, which i’ll admit i’m not used to since none of my childhood cats have ever been THIS loud. recently he’s started to meow nonstop for attention from the living room while i’m asleep in my bedroom. he won’t stop until he can hear me getting out of bed. it’s always at 6am, so i assume he’s just awake and wants to play, but its simply too early. he has toys to play with on his own and i have tried to tire him out by bedtime at 11pm, but it doesn’t seem to help. he naps too good during the day, and i just don’t know how to go about fixing his schedule to match mine better.

2024.11.29 12:54 textang [Urgent] How could I get my Good Faith Deposit back?
My friend is leaving Singapore so I want to take over his unit. Therefore, he refer me to an agent who helped me to handle the contract in the beginning of tenancy.
After signing LOI, I do not believe the agent anymore, and wish to take back my offer.
- My friend found him from propertyguru on Jan 2024, and he claim that he is representing tenant, and has paid him half month rental as agent fee. We are new to Singapore rental market, so we don't know this is not a common practice.
- This year, he also posted on propretyguru. He also requested agent fee from me, and even gave me a discounted price. I agreed to pay.
- I signed the LOI and transfer the Good Faith Deposit to the landlord.
- Immediately after I sign the LOI, TA is sent to me to sign. I asked for written acceptance of LOI from landlord, but no response. And he said the common practice in Singapore is tenant sign everything first.
- Indeed, he is representing me in TA, and landlord is represented by a guy. The guy has never posted listing or introduced to my friend in the whole process.
- My friend, even with a year of tenancy, has never met landlord, or talk to landlord.
- He rejected my proposal to clean the house, and paint the house immediately, and not even helping me to raise to landlord. I believe he is not representing my interest.
- He rejected my request to meet landlord. While I think it might be reasonable, but I still want landlord to sign the contract in person.
- I have not verified the ownership of the property. However, my friend has stayed there over a year without any issues.
- The LOI did mentioned that if the TA is not negotiated in Good Faith or I withdraw my interest, landlord can keep the deposit.
Is this legit? Should I sign the TA and proceed? or if I don't want to deal with this agent, any chance I can get back the Good Faith Deposit or change to another agent, as the unit is nice?
The only risk I can think of right now to me is in future, he is not working on behalf of my interest.
