I used an outdated version of Revanced Extended, (one with a blue icon) and I noticed that profile icons all across YouTube did not show up (in videos, shorts, and even posts) so I decided to use RVX manager, which I didn't have, to update and possibly solve this issue. Just had an offer accepted on a property for £450k and we are debating whether to take out a 40 or 30 year mortgage (80% LTV).
I'm running the numbers and the difference in interest paid really doesn't seem much. According to my calculations, after 7 years you're only paying ~£3k more in interest when taking out the 40 year mortgage.
Assumptions:
- Interest 4.07%
- Deposit = £90k (20%)
- Debt start = £360k
- Mortgage repayments = £1525 /m
- Debt after 7 years = £331,109 (using Money Saving Expert's mortgage calculator)
- Equity built = £360k - £331,109 = £28,891
- Total mortgage spend = £1525*12*7 = £128,100
- Interest paid = £128,100 - £28,891 = £99,209
- Mortgage repayments = £1738 /m
- Debt after 7 years = £310,470 (using Money Saving Expert's mortgage calculator)
- Equity built = £360k - £310,470 = £49,530
- Total mortgage spend = £1738*12*7 = £145,992
- Interest paid = £145,992 - £49,530 = £96,462
So my question is - why would you not take out the 40 year mortgage and invest the difference in a global index fund? Surely you are better off financially getting returns of ~8% /y vs. putting that money into house equity.
The only logical reason I can think of is that we'd look to upsize after 7 years, so doing a 30 year mortgage forces you to put that money into equity rather than A) investing in index funds (which you might decide not to put towards a new deposit / risk it going down as it's relatively short term investing), or B) being tempted to spend it elsewhere.
I really can't see a downside to taking out a longer term mortgage here. I'd rather more cash per month and the financial position seems negligible. Am I missing something here?

I have multiple tiers unlocked in the SA app. The latest one I have unlocked is the Sonny crown figure and want to redeem that before it’s gone. I believe that aliens exist and the government is lying to us and keeping it a secret but I also believe in God and this is bothering me. I habe had this question within my mind for a long time but don't know who to ask it to .or how to process it. The question being why didn't God menttion aliens to us ever ? In the Bible or the Quran or the Torah. There's no mention of other forms of life like humans. These books also mention that Man's status is higher than other living things but when I hear about ufo experiences, thry just feel like they see us as cattle and can end our civilization with ease if they want.

They're "too busy at this time" and the chat bot can "still help", however only by call back can an account be canceled. Very disappointing.
