I am buying a new construction home from a well known builder. I found this home myself and while signing the contract they asked for agent details. I was told by my friends that you can get an agent and split commission with them. I contacted one agent and he agreed 50-50. Now the house is ready to be closed he is now saying he will share 33.33% only as other portion goes to his broker. I don’t have any contract with the agent just the builder. What can I do in this case. Can I change agent now?

Hey everyone! I was using Tret for a few years until I got pregnant last year. Now that I’m no longer breastfeeding, I’ve been using Differin for a few weeks. Tret worked super well for me the first year I used it and then my skin started to hate it (despite following the same routine) so I’ve decided to give Differin a chance.
I have sensitive combo skin and have suffered with hormonal acne on my jawline, cheeks, and neck and have large pores.
I think I’d like to incorporate lactic acid or azelaic acid into my routine but I’m not sure what’d be the best way to do that or which brands to buy.
Any recommendations? Thank you.
Routine:
AM:
Splash face with water
Cerave Daily Facial Moisturizer with spf 50
PM:
Cleanse x2 with LRP lipikar gentle foaming cleansing oil

They've been colonizing for 16 days and they DEFINITELY need to be shaken up to spread that mycelium around. Trouble is, all the grains are sticking together. Tried a bunch of things to break it up with no success. Even tried a massager to try and break it up with vibration, but that didn't work. I'm worried these will take forever to colonize if I don't B&S. Also had the thought of taking the risk and doing S2B now even though the grain isn't fully there. Any advice for getting stuck grain to break and shake? Every country should be very strict about it and give everyone 5 years to learn the official language of the country. The test should only be few hours long and test the person’s speaking, writing and reading level. If the person does not have b2 level of proficiency in that language they should be deported. First of all 5 years is more than enough to learn any language in the world, it is disrespectful to live somewhere for such a long time and act as a tourist and most importantly it will help immigrants to assimilate in the country they live in. I know too many people living in a country for decades not caring about learning the language, being ignorant, asking their children to translate the official government documents which is ridiculous. After many years living in a country everyone should speak the official language.

My guinea pig smores has been loosing patches of hair on her butt and stomach. I took her to the vet and he suspects she might have an ovarian cyst which is causing hair loss and weight loss. I'm getting an ultra sound to confirm this, but the medical bills are getting expensive. I've started giving her critical care to try to get her weight up but she doesn't like it. My question is, is the ultra sound necessary, if it is an ovarian cyst would it be necessary for a hysterectomy or is a GnRH shot something that could work, also how would you make critical care for appetizing?

My cats currently have fleas, I’ve used Frontline Homegard on my house and am vacuuming daily. I’ve been treating my cats with Frontline Plus monthly.. but for the past couple of months it seems like my cats begin to itch more and I see more fleas as it gets towards time for treatment. Today I’ve treated them and one is itching a bit.. but there’s been a few more fleas for a couple days. Is this because the Frontline plus starts to wear off as it comes towards the end of the month?
