Im thinking about making my first paludarium with a waterfall. I would like it to be an ecosystem and from what I see, cherry shrimp with some fish could be nice. Also with spring tales on the ground for the dead plant and mold. I saw this paludarium from Terrarium Design on youtube and fell in love with it. He uses vampire crabs but I would prefer not to have those. Would it work with those 3 species and is there some must have or do that I should know before starting this build? Thanks

Seid gegrüßt zusammen.
Bisher habe ich nicht viel mit Immobilen Investments am Hut gehabt. Habe zwar relativ viel dazu gelesen und kenne mich auch sonst gut mit Finanzen und Investieren aus (hauptsächlich ETFs), aber jetzt wirklich konkret wie man so etwas angeht, da bin ich doch etwas unsicher.
Zunächst dachte ich, dass ich wohl nicht in Immos investieren werde, da diese doch relativ teuer sind derzeit und echt lange suchen müsste, bis man etwas gutes findet. Jetzt bin aber auf ein interessantes Angebot gestoßen, und möchte mein Glück versuchen und hoffe ihr könnte mir bei den ersten Schritten helfen und ggf. vor ein paar Anfängerfehlern bewahren.
Situation: Ich wohne in einem Neubaugebiet aus den 90ern in eine mittelgroßen deutschen Stadt ( >50k, <100k Einwohner). Auf den Makler Seiten von Sparkasse/VoBa habe ich eine inserierte Wohnung gefunden aus einem Mehrfamilienhaus zwei Querstraßen weiter: BJ 1996, 6-Parteien-Haus, 75m2, Dachgeschoss, 3 Zimmer. Wohnung macht von innen, und das Haus von außen einen guten Eindruck. Kaufpreis 178k. Die Wohnung ist bereits vermietet. Derzeitige Miete 490€ (kalt). Entwicklungsfähig aus rund 600-650€.
Ein aktueller Faktor von 30 ist eher schlecht. Aber aufgrund der möglichen Mietentwicklung und der ganz guten Lage (wie gesagt, ich wohne ja bereits in der Lage). Aufgrund der räumlichen Nähe, dem absolut gesehen moderaten Einstiegsbetrag von rd. 180k und der aus meiner Sicht guten Lage für immo Wert Entwicklung, könnten meine Frau und ich es uns gut vorstellen da als Einstiegsobjekt zu investieren.
Aber wie gehen wir da jetzt vor? Ich würde auf der Website das Exposé anfordern und Interesse bekunden, aber wie weiter vorgehen? Direkt zur Bank/Interhyp oder sonstiges für mögliche Finanzierung? Immobilienssachverständigen schon mal anfragen? Worauf muss ich achten? Protokoll der Eigentümerversammlung anfragen, weil Investitionen geplant sind, von denen wir nichts wissen?
Wie gesagt, das wäre unsere erste Immobilie, und ich wäre dankbar für ein paar Tipps wie ich sinnvollerweise am besten jetzt weiter vorgehe.

Wameiba pombe, wameharibu machine ya Tusker, na wameumiza colleague kwa hii gig. Bossy amejam but hakuna kitu tungefanya.

La versión simplificada WP 31S tiene las funciones básicas más a mano que la WP 34S, pero tiene un grabe problema, desde mi punto de vista, no tiene complejos y operaciones con ellos, cosa que la WP 34S sí.
