Passed affordability on a beautiful home in a new development in an area I want to live in for £605k (London). Purchasing a 25% share would be 151k ish. Applying with my girlfriend who is a Chinese national working on a VISA. Was super excited and preparing our deposit. Total deposit was 5% so £7500. Not including solicitor fees or mortgage advisor fees.
My friend is a mortgage advisor. He’s very well versed in mortgages as he has been in the industry for 5-10 years. He’s been working on getting a mortgage in principle whilst we close on the place.
Girlfriend has no credit history and does not have the permanent rights to reside in the country. This results in us having a MASSIVELY limited pool to choose from in terms of mortgage providers.
Can get accepted but with a 10% deposit. We are earning 70k between us and the process was expected to last 2-3 months before we finalised the sale. This was supposed to be the time we could put away the remaining money for the deposit.
No lender will give us a 95% LTV mortgage. We need a minimum of a 10% deposit on our share of £151k. We won’t be able to get that in time. We have paid a refundable deposit of £500 and my friend has agreed to refund the £400 mortgage advisor fee if we don’t proceed with our application. We have about £4000 and can put away £1000-£1500 together each month.
Should we give up?
I fell in love with the flat and the idea of living alone in a flat with my partner. I don’t really want to give up the idea but it no longer seems possible. The logical option might very well be to keep renting and save more.
Found all this out earlier today and honestly I’m crushed. I’ve been thinking about what I can do to get the rest of the money. Parents just divorced and are in the process of selling their house. I don’t think it’ll be sold in time for them to help in any gifting capacity. As they will be buying separate homes in future they don’t want to be involved in mortgage proceedings.

So I’ve been transitioning since I was 19 I’m 23 now, through my whole transition I had a full trackable menstrual cycle just without bleeding. Many many doctors didn’t believe me until I saw my surgeon for GRS which Im meant to be having this year.
My surgeon was concerned with my plethora of symptoms that are characteristicly different to other people’s transition symptoms. Long story short I had my mri a week ago and I have a uterus.
I don’t really know what else to say my brain is just f@kt like I had this feeling my whole life and it was true. I have a uterus.
Am I trans anymore?

I will try to keep this short. Dad died of a drug overdose when LO was 3.5 yo. She asked two times under the age of 5 how it happened. I gave her a vague answer "daddy was sick, not with something contagious". Otherwise I did not know how to talk about it. His family did not want to talk about it.
They have talked for years about what a great dad he was and how much he loved her. I have seethed through this pain while being left abandoned as a single mom. They lost their brotheson. So whatever, I gave them that.
But it has (I feel) effected our relationship. Not knowing how to talk about it. I just left it alone and she never asked again.
Fast forward, she is 12 now. I've come to her a few times to tell her if she ever wants to talk to lmk. She basically leaves it at, okay....
I tried to talk to her about it more directly today. She says she doesn't care and prefers to look forward at life. I feel like there is more to the story. We have a hard time communicating. She is very attached to his family. They are very loving and nurturing to the point of spoiling her. I have had to let a lot go. But I haven't accepted letting her go. I think we are just culturally different and she prefers them over me most days.
Anywho, my question boils down to. Do I talk to her about this even though she doesn't care? I think it's important. Addiction is part of my past and her bio dad's. I don't want to have topics that are off limits at this age, just buried under the rug. Is it that important? And how do I even begin to approach this now? I've struggled with this alone and silently for years.

My friends used to take the piss out of me a lot because, academically, I was the lowest achieving, and by a fair way. Feels pretty good to know I’m not thick as pig shit.
Also nice after I got TWO 68’s to finally hit the 70+ mark

I can’t decide what machine to buy and I am feeling overwhelmed.
I buy a large (three or four shot) iced latte almost every day of the year. I was originally attracted to the ease of a Nespresso machine, but after reading, I am considering using beans and putting slightly more effort into things.
These are my general goals/thoughts in order of importance which I am realizing may be difficult: 1. Ability to make six or eight shots quickly so that I can make two large iced lattes or shaken espressos. 2. I really want it to taste much closer to a four shot iced latte I would buy at a coffee shop than higher end grocery store cold brew mixed with higher end grocery store sweet cream. 3. I do not want to put a lot of thought or creativity into what I am doing, although generally I do have attention to detail in the kitchen. I am not interested in the academics of coffee. I just want to make solid iced lattes. 4. I would like a machine that is not too difficult to clean. I will clean often as I am a bit of a germaphobe. 5. I would love if it was an all in one machine, but I am open to grinding beans separately if my goals can’t be met with an all in one.
I am unsure of budget. I am ok spending more for ease and getting what I want, but do not want to spend more to have the best technology or better ability to customize or be creative - as I do not want to be creative. I will commit to use filtered water and expensive beans, and to clean as needed.
I am sorry if I sound crazy, and thank you in advance for any practical ideas for my goals!!

so uh, what weapon options are good?? i still want her to perform good even though i’m very unprepared for her (also i don’t think i can do serpent spine, unless r1 is good. i haven’t bought bp ever but buying it once for the weapon is something i wouldn’t mind)

2025.01.21 01:42 hj1379 Exercise impacting ACTH, cortisol, and IGF-1 results?
Just wondering if anyone knows how much exercise can impact blood work? I ask because I have done four rounds of blood work, AM cortisol and dex suppression, all came back elevated and did not suppress with the dex. My ACTH is also above normal high and I have very high IGF-1. I didn’t realize that exercise could impact these results and I worked out for about 30 minutes before each round of blood tests, it was probably an hour or so after working out that I got the blood drawn. I am now waiting on two saliva and a 24 hour urine analysis. Could my exercise impact these tests enough to push them over the “high” levels?
I have a plethora of Cushing symptoms (hair on my chin like a beard, hair loss on my head, muscle weakness, a little hump between my shoulders, upper back and stomach fat, unexplainable angerage feelings, bruising, skinny arms and legs, exhaustion, according to my garmin, my body stress level is always high, etc etc etc) but I am hoping that something else could be causing this. I started working out daily about 2.5 years ago but some symptoms started about 5 years ago and have gotten progressively worse in that timeframe.
