My family and I just bought our first home at the beginning of January. We're very happy to be here and immediately set about getting some work done.
One of the things was that there is no hot water to our upstairs bathroom. So we have a plumber come to check the pipes, possibly lay some new ones if necessary, see what the connection is, whatever. After a whole day spent trying to figure out what was going on with the plumbing, he finds the issue --
The upstairs bathroom has its own hot water heater. It was hidden behind a wall in our closet. This was not disclosed to us, our inspector missed it, the appraiser missed it. To cap it all off, the heater is broken and leaking water down into the ceiling.
Previous family lived here for over 20 years and the upstairs is an addition, so they definitely put it in there and then hid it.
This was an as-is sale so I'm fully expecting that I'm just fucked, but how fucked am I? Is there any recourse at all here?

I've taken ketamine before. It's a fun if slightly underwhelming drug. It certainly didn't make me go all like Elon.

I filed a claim in 2008, appealed in 2012 and approved in 2020. Got back pay, etc.
I filed an increase last year, now shows my effective date as 10/20/2024.
How does this work as far as the rule where they cant decrease your claim.
I know I'm not using the proper wording to explain what I want to say; hopefully someone understands what I'm trying to say...

Can anyone help me, please. I feel like I'm going crazy when everyone is telling me to go in circles. I bought the pixel 9 pixel fold through the google store after having the original fold kinda break. My original fold broke when I updated to version 15 causing it to stop auto swapping between the screens causing me to have to manually swap screens with the camera app. I ordered the phone then received it on the 16th. When I brought it in and opened it the only thing inside was the tissue paper and the trade in kit for the old fold... Nothing else. I have reached out to FedEx and I have reached out to Google multiple times and they say since it was delivered, I can piss off. I have stated that I have not received the phone and essentially just an empty box, now I don't know if it got stolen in transit or was not put in the box to begin with but this phone isn't cheap and I am getting nowhere with google support. Can anyone please help me.
