Looking into buying a $1.15m house and looking for some guidance.
Wife and I both work in the healthcare industry.
House:
$1.15m. 150k down payment, 20k closing costs, total est. ~$175kish at closing.
Income: HHI 745k gross. $482k after tax and wife's 401k/benefit.
Savings:
200k cash
30k brokerage
Debts:
175k student loans (0% at the moment but will likely go back to 6% in the next several months)
230k current mortgage. Plan to rent this house out or sell it. Rent will pay for mortgage plus a few extra hundred/month.
Current delimma is that I will owe approx. $100k in taxes in April. With this house, I will be spending $175k in closing, leaving me with around 55k liquid. We have Feb and March to save the 55k into what we owe in taxes to make the payment. In addition, we would have to drop our student loan payments fairly significantly if we would like to build any sort of savings if we planned to continue maxing our 401k contribution.
My head says we can make this work but my gut says to pass on this house. Stay put, pay off loans, and build liquidity. Come back to buying the dream home in another year or two when things have settled.

Hi! I’m new to Reddit and just now getting back into art, so please bear with me if I’m posting in the wrong spot or asking something dumb.
My dog recently passed away, and in between all the crying sessions, my family and I ended up looking at some of the cute paw print paintings my dog had done. His paintings are on canvas sheets and covered in varnish, but to protect our floors we had put a plastic sheet under the canvases, and because they also have his paw prints and smudges on it, we really want to keep that as well. Unfortunately, it is acrylic paint on a shiny thin plastic sheet with no primer, so it’s chipping off very easily. Does anyone know of a way to preserve it?
Our only idea is resin, but since the sheet is around 3x4.5 feet, we have nothing to put this and the resin in.
P.S. if you haven’t done acrylic paintings (or any other art) with your pets, I really recommend it. I loved them from the moment we made them, and now they’re such a precious memory and memento. My dog’s name was Behr, and whenever we saw his paintings, we’d call him our little Behricasso.

I really love the VA health system. I’m home resting after getting a vasectomy at the VA.
The doctors and nurses are all so great. I couldn’t be more grateful.
Just like with any big organizations there are cases of bad experiences out there that seem to get all the attention. While some people are trying to privatize the system I hope those of us that value it can do everything we can to protect these benefits.

Obviously I'm salty, but trust me when I say I'm not even a counter spell hater, I just hate this one in particular. Mana Drain is an absurdly powerful card that is not fun or interesting in any way. It's just busted. Most of the time the correct choice is to immediately scoop if you get hit by it early game because you're just dead from the tempo swing. The card simply creates non-games and makes the format less fun.

I heard that by the end of the year windows is going to stop updating windows 10 in favour of windows 11, I keep using windows 10 in my PC because my PC doesn't meet the requirements to update to windows 11 and because I heard windows 11 is not that great. Having said all that how dangerous will it get for my pc once they stop updating windows 10? Or would it be wiser to start considering upgrading my CPU or whatever I need to change to have windows 11?

I have a 07 Saturn Vue, my gear shift is locked in park and I cant move it or push the button down. The ignition wont move at all for me to turn it over, and my break pedal is stiff and barely moves either. The break lights still come on when the break is pressed. I thought there was some pressure on the breaks because I parked in a small ice hill and then had someone try to start the car while i try to take the pressure off if and nothing. I looked into the owners manual and didn't see anything for a manual shift override as well. Any ideas on what it may be?

عندي شاشة مستعملة شريتها قريب و اول ما جات جربتها امورها تمام لكن بعد يوم جيت شغلتها صارت تطفي وتشتغل من حالها بشكل مستمر وما تتوقف الحالة الا لما افصل الفيش سألت البايع عن الموضوع قال لي انها كانت شغالة معاه زي الفل هي صح انها قديمة لكن كان يستعملها يعني مو مخزنة، ف دورت حل للمشكلة لقيت واحد يفك ظهر الشاشة ويجيب الاستشوار وينفخ المكونات الداخلية من مذر بورد وغيره جربتها لكن من فتحات التهوية لان يوم جيت افكها ما قدرت افتح الغطا لان شوي قوي والكلبسات خفت اكسرها، صار يطول شوي قبل لا يطفي ويرجع يشتغل تقريبا حول ٩ الى ١١ ثانية ، كان ٤ إلى ٥ ثواني بحثت اكثر طلع لي في مشكلة في المكثفات بحكم انها قديمة فتحتاج تغير. وشكرا 🧡
