We have seen others giving timelines and it really helped us so hopefully this helps someone else. We were outbid on properties a few times, including once due to being up against someone with a higher deposit. We had an offer accepted on a property in June 2023 but the sellers pulled out a week later, and we had an offer accepted on another property in July 2023 but we pulled out due to a change in circumstances.
We hope this also gives someone else hope that even when you think you'll never find your home, it could be your next one!

- Probate property (no forward chain, probate granted prior to initial viewing)
05/08/2024 - Offer declined, offer increased, offer declined, best and final offer made £1k higher than previous, offer accepted (£14k/around 4% under asking price).
06/08/2024 - Memorandum of sale issued
07/08/2024 - Mortgage broker and solicitor instructed
15/08/2024 - Mortgage application submitted
17/08/2024 - Second viewing
18/08/2024 - Mortgage valuation carried out

30/08/2024 - Level 2 survey carried out
21/09/2024 - Roofer attended to investigate roof issue picked up on survey. The issue was overstated on the survey and the roofer reassured us of this. We did not renegotiate.

21/10/2024 - Rental notice given
22/11/2024 - Completion!

hello all
I started playing not long ago and im level 49 sorcerer but I want to try a new class after I finish coldharbor. the problem is im kind of a roleplayer and I immerse my self in the story, character and the world of the game.
so my question is, are there any drawbacks to creating a new character besides the riding skills and leveling the crafting from scratch?
what I mean is can I complete coldharbor and then continue the dlcs story with my new character and there wont be any references in the story that I might miss or not get because I didnt do the alliance and main story on the new character?

I was wondering "why is my clean up brush all gummy" and "why is this drying so flat" and "how on earth did my entire hand smudge 3 hours later" and didn't figure it out until I had procrastinated putting all the supplies away and finally noticed which side of the shelf i pulled my "top coat" from.

So I'm thinking of running a dedicated server for my group using my carrier. The reason being is that when I run ICM with WW2 ship pack, the game quickly slows down after any meaningful amount of enemy ships spawns in. The initial 10ish are strictly ok with server performance dipping to 45ish fps on the logic side. After that it starts heavily falling off a cliff towards unplayable. And these are strictly by myself, so imagine having like 6-10 people all flying around.
So I am thinking of running a dedicated server. But I am not sure exactly how much this'll help and it seems like it would be quite the expense to just "try it out". So id like to know if the experience could be improved from a hosting service, or if it's just Stormworks being Stormworks and limited by the games engine or something.
Questions: Does anyone have any insights as to how much a rented server actually helps? And what options are un/necessary? And which site (if any) is good to rent from?
I don't mind spending money on it if it actually helps a good amount.
