Hello PFC,
I'm (29m) looking at purchasing a Condo in the Fraser Valley BC and wondering if my financials can support it.
65k in TFSA+FHSA
14k in RRSP
35k in cash
Make 60k a year before tax (take home $3500 a month), no debt, current car in good condition. Live at home still rent free with a good relationship with my parents, but time to spread my wings.
Looking at a Condo worth 320k, condo is 18 years old.
I've read all the strata documents for the condo and am happy with what I see, good contingency fund, decent recent upgrades and a good plan moving forward.
If I use my TFSA/FHSA as a down payment (20%) I can get a monthly payment of around $1300. (4.7% interest)
Mortgage $1300
Strata fees $275
Phone and internet $150
Property tax and insurance (car and home insurance)$300
Utilities $100
= roughly $2150.
that would leave me with $1350 for food, savings and activities.
does all that sound reasonable? am I missing anything?

i’ve finished filling out the activities and everything else but the only thing standing in my way are the piqs 😭 ive been locking in since break started and ive had all my topics and intros already but whenever i go onto my google doc i just don’t know where to get started or what to develop after my intro 🙏 im decent at writing but i lowkey feel like scrambling for tips online has just affected my perception on what to even write so it’s been a struggle 😔 like should i add a specific example????? im doing piqs 2, 3, 5, 6 if that helps and any advice is appreciated 😸

According to Corey, Wynd appears as a 6'4" Frenchman who looks 28 but is actually a 48,000-year-old fifth-dimensional being. Corey’s footage shows him wandering through eerily empty cities, gas stations, and casinos—places he insists are from alternate dimensions.
Corey predicts that World War 3 will begin on October 27, 2027 and he's trying to prevent it from happening. While his claims and videos are full of red flags, the strange details and eerie footage make him an anomaly worth investigating.
Personally, I believe the truth doesn’t need to be rationed, and his approach of leaving tiny breadcrumbs is a stalling tactic. If I had access to a parallel universe, I could prove or disprove it beyond a shadow of a doubt in about five seconds.
His videos are undeniably odd—hours of footage with completely empty streets, shops, hotels, and even a Las Vegas casino. Editing out people and cars is possible, but doing it at this scale? That’s something else entirely.
Is he an elaborate hoaxer, a conspiracy mastermind, or something else entirely? What’s your take?

i thought it was a good game but the bugs and tedium made it so i spent half my time trying to understand what was happening, 30% of my time dying and having to get new stuff, and 20% of my time actually flying
