I just need some advice on the best way to go about this? I don't have the exact figures for the property, but the current mortage is down to ~175k and I believe we had around a 3% interest rate, and according to Zillow (not the most reliable, I know, we will definetly be getting an actual appraisal) the property is worth around 470k.
I'm just not sure how to navigate the whole situation. I'm assuming it would be a refi of sorts, but I'm not sure if it would be a regular refi or if there is another direction we could/should go that would make more sense.

The only quest I have left is Paying Debts and I understand I need to get to the Maw of Enath to get the first Seal of Morgoneth and I know it is a "secret" area in the Korvan Sands just east of the rift gate. I have found the area, but in my game, the path leading to the Maw of Enath is blocked. Where in every video I've seen, there is an open way and the person simply goes there by moving their character there, in my game the path is blocked by rocks and trees. I don't see any secret door or lever or rock or wathever to open the way. Please, help a brother out.
And for the love of everything, if you plan on beeing condescending, just don't respond, OK. I need instructions, not a "you effing noob" attitude. Thanks.

I'm from NW Georgia so technically a little southwest of it's range but my cope is that they probably were here at some point when it was colder haha. Yews are just really cool and pretty to me and I'm not really super far from it's native range I think. For Canada yew to be one of the most plentiful ones in the wild it's almost impossible to find online. I've looked everywhere online for seeds and can't find them at all.

It's quite interesting to see that the living Afrotherians go from the biggest living land mammals to manatees and tiny roedent-like creatures that actually aren't roedents but have convergently evolved to them...
Let's say we would have ended up with a smiliar case in another superorder (Euarconthoglires for instance) and only lemurs, colugos and humans were the only living species within that superorder. They wouldn't be that different.
Do we know anything about the past of Afrotheria, how the living species ended up looking and behaving that different one another?

I’m a private investigator and I work a lot of long and weird hours which makes it difficult for me to join clubs. Most of the time I never see my coworkers as I work alone on most of my cases. I’m a bit too introverted to meet new people at bars and parties and most people go there with friends anyways and I don’t want to interrupt any private conversations. I do go to the gym but I don’t like interrupting people during their workouts because I don’t want to be rude. Any advice? Am I overthinking things?

Whenever I try to enter a game, it displays an error saying "Processor: Arm 11 (core 1), Exception type: undefined instruction, Current process: loader (00000000000000000)".
I have tried to import the seeds of the games through FBI, but it brings up an error saying it can't be done. I also have the newest version of the system and Luma3DS installed. Any ideas on what could be going wrong?
