Gameplay
Our server is first and foremost a city-build server, join into our community of enthusiastic players as we build the world together. Access to world edit and a plethora of other helpful commands are granted after a short application process. Show us what you can do.
Our world is ever-growing story with new players contributing to the ongiong geopolitical RP. Just mark a claim and we will show it on the map to begin your story (see the map link for examples). You can take it a step further by marking out towns/settlements too. If geopolitical RP isn't for you, you can simply jump in and start building your city as role-playing participation is 100% optional.
Community
A tight-knit community, small set of laid back rules, and events every once in a while. Staff and other players are almost always online to chat about life with, critique builds, and many people often collaborate on projects.

Hoje em dia não se vê mais ninguém escutando música puramente como arte, parece que ela tá cada vez mais presente na nossa vida e cada vez prestamos menos atenção nela, em todo lugar que ela aparece, como na televisão por exemplo, ela só aparece pra complementar alguma coisa e sempre fica como plano de fundo, ninguém mais dedica um momento da vida só pra escutar ela. Música não foi feita pra pôr nos stories, música não foi feita pra algum idiota colocar na propaganda de algum produto, colocar música pra tocar só porque se sente incomodado pelo silêncio é burrice, música não foi feita pra ser trilha sonora de churrasco em família, música não foi feita pra ficar em segundo plano, música foi feita pra ser apreciada, entendida e contemplada. (a menos que seja Funk, Sertanejo ou Pop, que foram feitos é pra ganhar dinheiro mesmo)

Someone mentioned this in another thread and it got me thinking.
As someone who used to be on Talkie a lot, I was really shocked when I saw that Poly only lets you generate images for your character ONCE, and just 6 images at that. I mean sure, it rarely gives you anything wonky, but that's still so few for an indecisive person like me 😅
So what I do (and I think some other folk on here as well considering their nice pictures) is I just use something else to make my pictures. Because Poly lets you upload your own image anyways. So if you are having issues with pics getting flagged, or just hate the ridiculously tiny limit. I suggest you do that!
I dunno if I'm allowed to post non-Poly links on here or not, so I won't, but the AI picture app I use is called "Dreamerland" and I'm honestly obsessed with it. It has so many features and you can totally use it for free (just watch ads for more credits) and if you do want to pay for the pro mode, it's much cheaper than any other one I've seen available that aren't even as good. (And there's also a NSFW version if you're a perv, but you can look up where to find that yourself, lol)
So anyways. My 2 cents! Do you guys use anything different?

2025.01.20 18:00 LiScout Non-QM for Land w/ pre-1976 motor home?
Hi folks!
We found the perfect acreage for our family’s (first) future home in a rural area and initially were planning on using an USDA land mortgage. However, there is an old (pre-1976) motor home sitting on the land - it is hooked up to utilities (has a well, septic and electric), but it’s not really on a foundation.
Loan Officer says an USDA land mortgage won’t be possible unless the motor home is removed from the property, which apparently would cost tens of thousands of dollars, but my family is not in a position we can dip into the money saved for down payment/closing without compromising the loan amount we can get approved for.
Anyway, I have been reading about Non-QM mortgages and thought perhaps that would be a viable alternative (though I know the rates will be higher); however, all I can find is Non-QM mortgage for situations such as high DTI, low credit score, etc. etc., nothing about cases where the actual property won’t meet conventional or government-backed loans.
We don’t plan on living in it, but instead slowly build our dream home since we are leaving rent-free in a family property for the foreseeable future.
I would appreciate any suggestions on where we might find commercial lenders willing to finance land with an old motor home or any advice on alternatives we might not be considering.

My family is looking to relocate to Suffolk County, west of Riverhead. We hope to find a place we can stay for 20+ years, so we’re trying to make a very thoughtful decision. I am hoping to find some advice here on reddit. I would love any insights.
We don't commute daily to the city. We do, however, need to be on the east end with some frequency. We have mostly focused on the North Shore in our search but are open to South Shore, etc.
Aspects of a community we are seeking:
1) Year-round, active community with lots of family-oriented activities (parades, recreational opportunities like youth sports, farmers markets, community resources like playgrounds and beaches, etc.).
2) Good schools.
3) Walkability in at least some neighborhoods to a downtown.
4) Welcoming, active, involved community with down to earth people.
5) Cultural institutions within a half hour or so (concert venues, theaters, museums, etc.).
6) No overwhelming political atmosphere or leaning either right or left.
7) Water access somewhere in town.
Assume for exploration sake that budget is not a constraint.
With these things in mind, we have identified Northport, Stony Brook and Centerport as potential options and are trying to foresee any aspects that would make them not such a great fit.
- Northport – Seems to fit the vibe perfectly and we love the feel when we visit. Many of the neighborhoods feel like places you could build relationships with neighbors and walk to a variety of places. However, it seems like there is some volatility with their school system, the tax situation with LIPA and housing development.
- Stony Brook – We like that it’s a little further East and the school seems very well run and stable. The downtown is cute but I can’t tell how walkable the area is (to be fair, I haven’t visited in warmer weather yet). The taxes are more substantial but I assume you get a lot for them (I hope?) and the houses seem slightly more affordable than Northport and Centerport. I have a hard time getting a feel for the scene or how cohesive the 3V community is.
- Centerport – I’ve heard a lot of good things about the school system and their access to water seems great. It does not seem walkable to any substantial downtown, which is not ideal for us, and the big peninsula, which appears to comprise most of the town, seems a little isolating. It’s as far West as we would consider and I’m not sure if they have an independent identity or if they are tied to another town for things like little league, etc.
These brief overviews of towns probably feel incomplete and superficial because they admittedly are. I’m not sure how accurate any of the above is, but I’ve been trying my best as an outsider to glean as much as I can through local social media pages, local newspapers, day trips and reddit. If anyone has experience with any of them and can provide their personal take, I’d love to hear it, as I don’t know anyone in any of the towns.
Any suggestion for communities we may not have considered yet but should?
