I had unprotected sex 10 days after my insertion, my gynecologist said it would be fully effective on the 5th day. He said he came inside me and apologized profusely due to the fact I said I wasn’t ready. I was debating on taking a plan B even though it’s over the 24 hour mark. Income and Savings: • Annual salary: $120,000 (branch manager at a bank). • Monthly savings: $4,200. • Cash savings: ~$120,000. • Investments: ~$60,000
Properties Owned: where I live now 1. Property #1 (Toronto): • Value: $1.3M. • Ownership: 50%. • Rental income: $3,200 (top If I move to the new place) + $3,200 (basement Airbnb). • Expenses covered by rental income.
2. Property #2 (Pickering): • Value: $780K. • Ownership: 50%. • Rental income: $2,800/month. • Short fall of $1k per cash month (split between me and my brother) Financial Projections: • Out-of-pocket cost after covering expenses for all three properties: ~$3,000/month. But I would cover 1500 a month as my brother would cover the other amount
I’m considering buying this third property next year but wonder if it’s the right move. My biggest concern is whether stretching for this property might hinder other financial goals or overexpose me to real estate.
What are your thoughts? Should I go for it or hold off and continue saving/investing in other areas?
