Been house hunting lately and I’ve been wondering.. what is the hdb resale market really like? Some of the resale listings I’ve been to so far have been done like a condo open house where agents schedule throngs of people to view the unit at the same time to generate some fomo-ness/false hype around the demand of the house.. how many people are actually offering exorbitant prices (say > 900k-1m for an 30 y/o old hdb flat) and are we actually getting played by these agents??

2025.01.22 00:42 i_critique_buttholes Gold don buyouts, how cooked am I?
Been trying to complete a playset of gold rosinante don, I ordered 2 from 2 separate sellers on tcgplayer on the 15th which was a Wednesday. Bought them for 60-70$ ea and neither seller shipped by Friday which is fine although tcgplayer policy is to ship within 2 business days.
Now all the gold don including rosinante are being bought out and the latest sales have been 90$+ and 100$+ on tcgplayer and ebay.
As of sunday, both sellers have marked it as "Shipped with tracking." As of tonight, USPS tracking site shows both are still in pre-shipment with "Shipping label created, USPS awaiting item." It's been 6 days and the cards still haven't been shipped but granted it's only been 3 business days if we exclude the weekend so I could just be overreacting.
Anyways, how concerned should I be about the sellers mysteriously not having the card in inventory and refunding me? From what I recall I wont be able to leave negative feedback if they refund. Surely it's suspicious if both sellers claim they dont have the card right when it doubles in price, is there anything tcgplayer can do for me in this case?

First time buying from Geek Time -- a PAM1616 that I really like the look of. Kind of a monster, but fits for me. I love the look of it and how it wears.
Buying process was great all the way around, but...it was DOA. No movement at all. QC'd just fine but shipment must have taken its toll (FedEx to get out before CNY).
Anyone have experience working with him and having a DOA watch? Website says they are gone for CNY.

Hey all,
I know it's not Nashville proper but I wanted to get the most eyes on this as I can. Thanks in advance!
Our family lives in Nashville but is going to relocate in a few months to the Cool Springs area. The place we are considering is zoned for Franklin Special School District, which I frankly didn't know was a thing. It looks like there is one elem, Johnson which (from the internet) doesn't have great reviews. We're currently at Granbery and aren't sure if we should just suck up the drive back to Nashville for two years or if Johnson Elementary is decent. Granbery is okay. It's definitely not as amazing as I thought it was from reviews/reputation and the principal is the actual worst but it's familiar and we've been there for 4 years so...there's that.
Additionally, does anyone happen to know if we could petition to just go to a Williamson County school? Just wondering if anyone has any experiences to share, good or bad.

Got assigned a group and I tried to participate but I feel like they’re pushing me out already… we had the first meeting and they talked over me and one of them pranced in like “oh I don’t know who the team leader should be 🥺” and talked over me when I tried to share an idea. I get that’s how business works but it just makes me fucking hate myself. I feel so useless. I don’t care about the class but I’m trying to be part of the team, but I feel like they hate me already. I literally don’t belong in this class or at UF. I’m a their year and feel like such an immense waste of space. I just get shown again and again that I’ll never be successful, but I’m stuck pursuing I degree I hate surrounded by people that hate me and that I personally can’t stand.
I tried to collaborate and do some stuff but they just started talking amongst themselves and they’re blowing up the GC planning everything and I can’t even get a word in… and here it comes. 0 on peer evaluations because I’m too retarded to hold a conversation with more than one person at once.
I had a meeting with CWC and the person was literally so fucking scared she was like “ummm please if you want to talk” and I spent half the meeting crying lol and it was pointlessly because everyone already hates me and I’m being showed again that I’m useless.
