Hi everyone, a friend is thinking of putting an offer for this house, 268k to be accurate. House is nice but it is a 3 floor house and of the 3 bedrooms, 2 are small size. There is a spacious garage which isn’t appreciate it in the photos.
Should I say him to pull back? It seems to be considering to even offering 280k if it is rejected.

I was supposed to have my bisalp and ablation done on 1/21 and I reorganized my entire life around this. It was cancelled. It isn't anyone's fault, can't help that Texas decided to become the frozen tundra. But now I'm struggling to get them to reschedule it. I sent a message on 1/22 (knowing they were mostly still closed). I called and was told I'd get a call back yesterday. Didn't get a call. I got a response to my message that just said the doctor will give them more dates and then get back to me. But....when will they get back to me? I have to reorganize my life around this AGAIN and I can't do that as long as I have no idea when it is. I'm not mad or even upset with them, I'm sure they're super busy after two days of snowmageddon. I'm just annoyed by the universe deciding this is how my experience should be and I know my husband is tired of hearing me complain so I came to vent to you fine people who will absolutely understand. (I may or may not be worried about how long this will even be legal as well)

The most egregious example of a creature that could benefit from such things is Tiamat, the dragon god that isn't a dragon. But there are many more times when it might be appropriate to dual classify a creature, such as with Night Hags, Dracoliches, Elder Brain Dragons, Atropals...
So I ask my more experienced DMs, is there any reason not to make adjustments to my own games where creatures have dual types? Are there any loopholes I'm opening by doing this?

2025.01.24 18:30 MRUINTC Am I missing something with charts on the EFB?
If I'm wrong I would love to be corrected.
I'm flying GA 90% of the time and it seems that only 1/10 airports or airfields have any sort of charts available on the EFB. I keep reading comments from other users saying that the EFB is basically navigraph or that it's great for charts.
Surely in the real world all airfields and airports would have some semblance of charts. I understand Asobo/MS wouldn't have access to EVERY set of charts in the world but my experience so far hasn't been great.
Granted I am not flying into international airports most of the time.
