I am almost there, now a day before completion and have a list of things that I think I need to do, in no particular order, plus some dumb question.
- Sort council tax.
- Sort watesewerage + meter readings.
- Sort gas + electricity + meter readings.
- Change locks.
- Check alarm system.
- Sort internet.
- Do I need to know who the previous owner used for gas + electric? I wouldn't have thought so but my parents insist that I do.
- The house was empty for ~10 months as the previous owners passed away. Is it safe to assume the son/daughter taking care of the property sale submitted a final reading and closed their utilities accounts?
- If there are any outstanding bills (standing charges etc.) am I responsible for those or is it safe to ignore any letters that appear?

I would like to get some advice on my current situation, as I'm about to remortgage for the first time at the end of April.
I bought a property in London for £545k in 2020, with the HTB scheme at 40%.
My current remaining balance for the mortgage is £138,761 with 20 years and 3 months remaining, at 1.63% interest rate.
As my fixed rate expires on 30 April 2025, I've started looking into some options. I'm leaning towards a 2-year fixed rate, with my current provider Barclays offering a lower interest rate - around 4.2%, compared to the 4.6% with NatWest. Given my understanding is correct and I'll save on the transferring fees I'm thinking about staying with Barclays.
My current plan with the HTB is to keep in in place for the next 2 years, until the new mortgage expires, and then clear it with the next mortgage in 2027, as I would like some flexibility to potentially move out and start renting the flat then.
I have around 12k EUR as a gift from my family which is currently not earning any interest, so I would like to invest that into the property but I'm not sure what the best financial decision with that would be. Do I overpay my current mortgage (I can do max £14K overpayment free of charge), do I overpay the new mortgage after April, or should I keep the money and shift it into saving accounts in the meantime until I want to clear my HTB in 2027?
On top of that I have another pot of savings around £45k + additional money in shares and investments that I'm saving for my HTB. I'm not too familiar with the HTB clearing process, but I'm assuming I would be able to pay 10% off myself with that, while the rest 30% can go onto the new mortgage I get in 2027.
Any words of advice would be greatly appreciated.

I am surprised by how bad it is.
I gave it a 200-page document and asked it to answer questions based only on the document. I also told it to ignore the internet, but it fails to do so consistently. I asked it to provide the page number for the answers, but it also forgets. When it does, the page number is correct, but the answer itself is wrong, even though the correct information is plainly there on the page it cites.
Is there a trick? Should I upgrade my prompts. Does it need constant reminder of the instructions? Should I change model? I use Claude.
