2024.11.27 05:35 amorealty 1000 New Apartments Set to be Built Near Drexel University
West Philadelphia is seeing some serious changes in a rapidly-growing area, including the rehabbing of once-popular and new outdated buildings. Two New York developers began the first phase of constructing a mixed-use development on a vacant 12-property. The developers, MSquared and LMXD, have been involved with several other large projects throughout the Northeast. Once completed, the development will include 1,000 new housing units and 2,000 sq. ft. of retail space, certain to help keep the development viable for years to come and able to keep up with resident demands.
This development was scheduled to undergo construction in 2020, after a demand for upgraded living space grew. However, the pandemic delayed plans to begin construction and funding acquisition. The Philadelphia Housing Authority Board of Commissioners unanimously approved the proposal in 2023, setting the stage for an extensive project. Projected costs for the project were estimated at $500 million, up from the original cost projection with inflation taken into account. However, the increased number of residents leasing units will likely make the new construction pay for itself.
The 12-acre property, north of Market St. and just west of Drexel University, the development will be in one of Philadelphia’s prime housing areas. This site will feature three buildings, including one with townhouse-style housing units that appeal to modern resident needs. An adjacent park area will be accessible through walking paths designed to compensate for different grades in the lot, keeping the area easier to navigate by foot, on a bike, or other alternate means of transport.
The former Westpark development included three tower-style buildings and a parking area with 198 spaces. Two of the three original buildings are in the demolition process. The third building will undergo renovations as part of a “gut rehab” to add new housing units. Construction will occur in two 18-month phases, which will help enable residents who moved out prior to construction have a good chance of getting a unit after the first phase and being able to enjoy the new amenities.
Westpark was built in 1964, during a time when “towers in a park” were part of current housing trends.
However, this model started to become obsolete with time, with unreliable elevators being a complaint for many of the residents. One of the preferences that many residents have is to enjoy easier access to public transportation.
The developers have planned an integrated street network to connect the development to surrounding area. These plans also include easy access to a SEPTA stop. A plaza on the development’s grounds will bring these elements together. Four acres of open public space will help residents get the most from the surroundings.
Additional parking space will be added, with the current parking area retained. Charging stations for electric vehicles will be available. New parking areas will include spaces for bicycles as well, making the new parking lot as versatile as possible.
This site was long excluded from the street grid because of its original purpose as the site of an asylum in the 1840s. Despite the transformation into the site of a housing complex, the street grid issue was unaddressed, requiring residents to travel longer to reach public transport. Redevelopment plans include connecting the site to the street grid for greater resident convenience, allowing residents to spend less time reaching their transportation.
MSquared and LMXD are two of the most well-known developers with projects completed throughout the Northeast and across the country, including locations like Washington, D.C., Chicago, and Seattle. These two developers are not alone in bringing mixed-use real estate to Philadelphia. Iron Stone Real Estate Partners is converting the former Precedent Mutual Life Insurance Co. campus into a housing complex with over 1,200 units. The demand for housing in this area will likely bring in increased options for housing in the coming years.
Westpark residents forced to move as a result of the construction have a right of return to the development. Residents taking advantage of the right of return have the right to choose from any of the typologies available, such as townhomes or any of the floor plans in the tower. The right of return has proven to be a strong factor in residents’ perception of this complex as a desirable property.

Hi everyone! Just seeking some advice! I’ve been on 3 dates with Guy 1 and 1 date with Guy 2. I’m feeling a little conflicted about who to choose. I intend on going on more dates with Guy 2 before I make a decision. But upon first impression:
Guy 1: In professional school now and will graduate with a stable job. Very sweet, goes out of his way to see me and meet up with me. Our physical chemistry is great, I think he’s really cute. Kind of a dry texter. Vapes/smokes weed (Not a fan). He voted different than me in the presidential election. He talks about “when I have kids I want to…” But truthfully Im still 50/50 about it. Another thing I found crazy is that he doesn’t really listen to music, which is a big part of my daily routine.
Guy 2: Only met him in person once but got to text him a lot before meeting. He grew up in another country but moved to the U.S. to attend college and now has a job as an engineer in the same city. He’s very sweet, he matches my texting style, and is willing to research/look up stuff that I reference that he doesn’t get. Doesn’t smoke, only drinks alcohol when with friends (exactly my situation). He is 50/50 on kids, he said it depends on the partner’s preference, and understands both sides (he has a sister who doesn’t want kids and a brother who does). Didn’t talk politics so unsure about this part. English isn’t his first language but he speaks very good English and didn’t have an issue communicating with him. Physical chemistry hasn’t really been explored yet!
Also when it does get to the point where I will have to choose, what are your tips for letting down the other guy? I feel bad whenever I have to do things like that, so any advice would be appreciated!

Hi y'all it is well known that Nessa has BPD and I see a lot of posts and comments with people not really understanding her behavior so let me clue you in. I dated someone with BPD for 1.5 years. I went to therapy and read books and watched YouTube videos trying to understand my ex's condition. I also used to be a huge Nessa fan since Pain so I've been following her for a long time. Since my break-up (he was abusive and I had a trauma bond, spoiler alert) Nessa's music is a huge trigger. Let's dive in.
When you meet them, it is like meeting your perfect person. My ex was everything I wanted, exactly my type. He could cook, he was clean, smart, educated, and had similar hobbies. He was also in therapy actively getting treatment for BPD. They are so kind and loving and full of life when you meet them. I'm not going to say anything speculative, all of these traits are straight from the DSM-V diagnostic criteria for BPD.
The relationship will be amazing for months, but then cracks will show as things get more serious. They will start critiquing you, making you feel like you aren't doing enough and you will work harder to get their approval. You will never stop doing this. Once this starts, you have become their "Favorite Person" (FP) and the relationship is over, it only gets worse from here. The splitting cycle begins.
Splitting is when something triggers the person with BPD (it can be anything, it is never logical or rational). It begins with the devaluation, where they start to become colder and less loving towards you. However you choose to respond to their change in behavior, you are wrong. Give them more love? Now you're lovebombing and manipulating them. Give them less love? You're narcissistic. Remain exactly the same? Do you even care about them? There is no winning. When they split on you, it is like they hate you, they forget all the reasons they love you, and the believe you deserve all the abuse you are about to receive from them. Their brain's processing unit just shrinks their worldview or something. Nessa has talked about this in her Genius music video for "Lovebomb". She talks about how she smashed her glass possessions in front of Jaden (didn't mention his name but Lovebomb was absolutely a hover attempt to get Jaden back. More on that later). Being violent in front of your partner is abusive behavior, having a mental illness diagnosis does not change this.
You will see a lot of projection. If you feel like the way they are treating you is unfair, I promise they know it too, and will accuse you of treated them unfairly first. It's is their brain's defense mechanism, they can not help it. Their brain will make sure they feel like the victim in every single scenario. The split comes to an end after they force a fight with you. Once the fight is over, their brains clears up and they are filled with regret and begin to lovebomb you again. They will not stay in the lovebomb phase forever. Please google the cycle of abuse and note the similarities.
People with BPD do this because of 2 fears: 1. Fear of abandonment (real or wrongly perceived) and 2. Fear of engulfment. Basically, if you get close to them, they freak out. But if you leave them, they freak out. This attitude is nicknamed "I hate you, don't leave me". It can be hard to leave a relationship because this cycle of splitting and lovebombing literally forms a trauma bond where you become dependent on their lovebombs to flood you with endorphins after feeling miserable from their abusive behaviors. It is also hard to leave when you learn about their past traumas and suicidal tendencies that make you feel personally responsible for their health. Think about how stuck Jaden was when the internet was against them and he moved in with Nessa. They had such a strong "us against the world" mentality mixed with a potent "the only thing keeping me out of the grave is you" spell. I'm actually shocked he got out as quick as he did.
When you break-up (for the first time lol) either they initiate it during a split episode or you initiate it because you have just had enough, it can be ugly. Nessa absolutely did this to Jaden, basically accusing him of cheating, which honestly tanked his rep after what was done to Mads, and that cheating rumor still hasn't been proven in any capacity. She even walked back on it, but the damage to Jaden's rep was final. But people with BPD can not regulate their feelings on their own, they lack an sense of identity, so they are very dependent on other people to regulate their emotions for them. Once this starts happening and they have no one to fill their void, they start to "hover". Basically, they try to win you back over and over with promises that they're sorry, they've changed, they realize now how good you were to them, it won't happen again. They mean it in the moment, they sound so genuine, but they can not control themselves and it will go like back to before except even worse.
I strongly believe Jaden and Nessa were hooking up after they broke-up in September and October of that year. See "SAD OCTOBER" and "YOU NEEDED SOMEONE I JUST HAPPENED TO BE THERE" by Jaden. Nessa started seeing Harley sometime end of October, early November. After Harley wisely GTFO (and ran back to Jaden), you saw the hovering big, big time, with Nessa reaching out to Jaden song after song after song after music video after music video, even while Jaden was obviously disinterested in rekindling.
However, when people with BPD meet someone new and they no longer need you, they "paint you black". It is total revisionist history in their heads. This is a BPD trait. They no longer need your supply, so now they completely lose all love for you. This is not something that happens over time, it is something that happens in a split second. This is where "pins and needles" comes in. Nessa is projecting hard as hell here, pretending she didn't make bold moves to get him back while he was with someone new.
And if you haven't noticed, all of her friends and exes fall back to Jaden after losing touch with her. It is time to lift the blame off of Sab because being the BPD's FP is extremely difficult. The only way to win that game is not to play. Sab honestly handled it with a lot of grace. I think it is time to look at Jaden differently too. I think his new album actually slaps. This is coming from someone who had Nessa as her #1 artist on Spotify for 3 years. He captured the feeling of dating someone with BPD really well, so this is how I know every song on there is about Nessa. Go read the lyrics. Jaden was quietly in an abusive relationship with Nessa as the abuser. And all the hate I've seen about Jaden is years old. I personally believe he has some religious trauma from being raised by two pastors, which showed when he was a teenager, but is a more accepting person now.
Also Jaden has confirmed Nessa's drug use. In his song "LOST ANGEL" he talks about Nessa doing "lines" in the bathroom. This song is definitely about her because he mentions her dad, who was Nessa's introduction to music. He said he wrote this song the day before Coop's death, which happened very soon after their breakup. "Lovebomb" is literally the only song Nessa has made where she admits to being the problem. Hilariously, she writes "Edward Scissorhands" about the same ex. She wrote "lie" and "pins and needles" about the same ex. And honestly, if your ex, who was abusive towards you privately and then begged for you back publicly, starting trying to ruin your reputation again, wouldn't you respond? Taking the high road didn't help Jaden the first time around.
Obviously BPD has a bad stigma. Lots of push from people with BPD to "break the stigma". If you are not their FP, all is well, you can have a healthy friendship, you will never see the signs. But once you become the FP, you will see this stigma was well earned.
AMA I can clarify and back up all of my opinions. I can piece their lyrics side and side and tell you how I think the story went. I consume an unhealthy amount of content on Nessa and Jaden but hey, so do all of you!
