Do I need a SMCP to help with cash damming? The book talks about it, but I'm a little confused on how to put it to action.
I'm currently running the smith manoeuvre on my primary condo residence with about 27k converted(invested in stocks at questrade), with 298k remaining. Monthly mortgage payment is 1800.
Currently in the beginning stages of looking at town houses, but haven't pre-approved yet. I would like to keep my condo and rent it out. My question is, if I actually do end up buying a town house and move into it, what are my steps to cash dam? I would also like to keep investing in my questrade account.
Would I apply for another re-advanceable mortgage on the town house? (I'm with BMO Home ReadiLine at the moment). Do I need 20% down payment to apply? So for example, if I get $3000 rent from the condo, I would prepay my townhouse 3k, then push 3k from townhouse HELOC to condo chequing account to pay for condo mortgage. Then can i take whatever is left over plus HELOC funds from condo and to transfer to Questrade? Would I also get a tax deduction on both mortgages?
My current setup:
Monthly mortgage comes out of BMO chequing.
I transfer from the HELOC to dedicated Simpli smith manoeuvre chequing account.
HELOC pulls interest from Simpli and I transfer the remainder to Questrade.

Genuine question, do canvasser have a list of houses to avoid?
My partner gave some hard questions to canvassers last time round. Even sent some emails asking questions about carers services etc
This election, not a single canvasser to the door, been leaflets through the door but no one staying around. Neighbours on either side have been having them for days.
Don't want to chase them down the street but I definitely want to ask some questions before they get my vote.

I recently realized that certain deductions from my salary were not initially considered when I accepted the offer. While I'm happy with the initial offer, after accounting for these deductions, the net amount seems smaller than anticipated.
Is it appropriate to negotiate after signing the contract? I want to request that the additional amount originally intended for contributions be included in my base salary.
I'm a bit concerned that these changes might negatively impact my impression of HR. I'm hoping someone can guide how to approach this situation.

When I click on the investment, it pops up saying I need to take the test. When I click 'Start the test' it just closes the window until I click on the investment again.
Doesn't matter if I access it by clicking the 'Appropriateness test required' tab itself, or trigger it when trying to import the investment into a pie.
Any way I can bypass this badly written redirect and access the test directly?

I play on PS5, did have a wireless connection and this issue popped up most nights or every couple of days, wired connection fixed it, however yesterday the problem came back up and again today after the playlist update, I have an average of 36ms ping and 0% packet burst, yet I'm constantly rubber banding it feels like, as if there's a constant packet burst, making the game near unplayable for me, when I first had the problem I searched it up and it said use a wired connection or turn texture streaming to minimal, have been using a wired connection for a bit now and the problem came back up, any fixes? I will not be turning down the texture streaming, I don't like messing with settings like that and I shouldn't have to make my textures worse for the game to run the way it should on a current gen console. Any fixes or suggestions are welcome
