Hello all,
I have a unit built after 2018 that is currently being rented out. With the market rent dropping, there is a possibility that my unit might be more expensive than other units by maybe 100-150 per month. This is worst case scenario since it is hard to do 1:1 comparisons with my unit.
In the event that my tenants end up looking for a cheaper place, I am considering giving them a rent discount. However, I do not want to sign a new lease and leave it as month-to-month. In the event that I do choose to go down this route, I was thinking of two options:
(1) I am thinking of just giving a gift card for the difference at the end of the year or whenever they leave. (2) Sign a new month-to-month lease with the lower rent. However, I am not sure if this would count towards the rule that rent can only be increased once per 12 months. Does this rule apply to rent decreases?
Which option is better? Thanks for the advice.

6 months ago I had to leave a very toxic relationship- literally either got rid of or left behind anything I couldn't fit in the trunk of my car (since I was having it shipped a cross country and I wasn't allowed to have anything in the front or back seats of the car) Left the city that I had called home for 6 years- somewhere I thought I was going to live for the rest of my life.
I was in the deepest depression I've ever been in in my life- traumatized and lost. I lost almost everything. No direction, I had no idea what I was going to do.
I hopped around from living with my parents and with my sister for the summer and fall, and then my parents moved to a new area, and I went with them because I didn't know what else to do. I was a shell of a person, and, if I'm honest, I'm still crawling out.
Even through my depression, I was still able to keep a running journal of affirmations (I like to use livejournal) almost daily. As well as repeat them in my head. My go to's being:
- Everything is always working out for me
- AMAZING opportunities are always coming to me
- My World is Always Taking Care of Me
- Everything is Getting Better and Better Every Day in Every Way
I did some SATs, but not consistently, mostly just the affirmations.
I had a seasonal job from August to November, but after that job ended I hadn't been able to find a job since.
I finally had some movement on January 6th- I had an inspired action to search a specific city nearby and the specific work that I have experience in. The first thing that popped up was an organization that totally aligned with my values. I clicked on job opportunities- the only job available was one that could have been tailored specifically for me- I was qualified for it in every way.
I quickly applied for the job, heard back a few days later, had 2 interviews and was offered the job on Friday!
I just found a really delightful person that I align perfectly with to live with (working on buying a house next hah!) and am about to move in next week, and start my job on the 27th. I don't know anyone else in the city, so my new roommate is going to introduce me to all of her friends.
I'm moving to a cool city that has a ton to do, and is right near the ocean. I've always wanted to live near the ocean.
I'm still crawling out of my depression, but I think when I settle into my new life I will feel better and better!
PERSISTENCE and Dropping Importance is what got me to where I am today.
I've been waiting for the day to share my story, and today is that day!!

2025.01.19 17:39 Addamass P1S layer shift, step loss and grinding sound at high temp filaments
Hey, does any of you faced this issue recently that when printing with chamber at 42degC and up there will be print head constantly trying to fix position by moving to front right corner up from some weight? Later there will be layer shift in the end or it will have problems with returning to poop area post print or even hitting the front left corner element to push filament cutter before filament will be flushed (noisy grinding sound, printhead should be moving horizontally upon this part but moves there and towards back).
I rechecked the belts, put them in somewhere center of belt tensioners, then recalibrated and it's all ok until I print again in hot chamber.
ASA calibs like this one works flawlessly but long prints simply fails each time. https://makerworld.com/en/models/187139?
Whas was already done (procedures as in Wiki) - mentioned already retenstioning of back belts - cleaned carbon rod with dustfree cloth wet with IPA and making sure that printhead is moved few times and all debris from it removed. After that full calibration - cleaned and oiled again horizontal rods - few calibrations with and without bentobox working, calibs were also made with already preheated chamber - nothing was wrong during them
Any ideas from simply contacting support, doing their checks and hoping it can be solved without replacing carbon rods? I think this is most likely issue with some part bending / resizing with heat in it as I think I have seen that. Or it can be something else I have missed?
Device: Over 1 year P1P upgraded to P1S, no AUX the rest of parts from Bambu. 3494h of printing, like 2000h of ASA. PLA, PETG anything with top opened prints flawlessly.
