Hi, this is my first post - would love any advice please! We're first time buyers, after renting and saving for 8 years. We had an offer accepted on a 3 bed victorian terrace and were advised to get a level 3 survey (I know, but we're nervous nellie's!)
The surveyor said the occupant has lived there for nearly 20 years and not undertaken any repairs or maintenance, so the property now needs significant works. But, there are issues such as cracks in the walls and windows needing replacing which we were expecting - and to be honest, planning to just repaint and fix issues as we go, and if we ever have the money!
The worry is that the survey has marked Roof coverings as very urgent, suggested cost £30k. It says there are a number of damaged roof tiles which need replacing, slipped slates, broken tiling battens and corroding nail fittings, plus moss and lichen growth.
It says the roof coverings and their fixing nails are at the end of their life and recommends an overhaul of the roof coverings.
Basically, we're wondering if we should consider pulling out, or go ahead with getting quotes for fixing it and having a conversation with the seller? When we spoke to the surveyor it seemed terrible, but looking on here I'm thinking it's maybe not so bad!

The net worth/income discrepancy is due to only starting to earn 200k+ in the last 3 years.
Last year I took a mortgage to purchase a vacation home in a ski town. The plan was/is to use it roughly 1 weekend a month and short term rent it on ABnB the rest of the time. At the time, my math suggested the STR income would get close to covering the mortgage, and if I stopped using it for personal time it would cover the mortgage. Reality has demonstrated that was optimistic. Here are the deets:
At time of purchase in April: Mortgage: 648k on a 30 year fixed at 7.99% Home value: 810k Monthly: 7.4k - 5.4k minimum + 2k more to principal
Average monthly income: 5.9k Average monthly expenses besides mortgage: 4k
Since this is the first season renting and it’s a new home there have been several one off expenses inflating the monthly, so I expect that to come down in future years. But still it is higher than I expected due to electric bills to warm a hot tub through the winter and snow management, like plowing fees.
The home value is trending in the right direction too, with Zillow predicting a high side resale of over 900. However this is probably where my biggest anxiety lies - right now the town allows home owners to STR their property. The trend for the area is for towns to introduce STR license limits though, so new home owners cant STR the property until sitting on a years long wait list. I believe if my town does this the property value would plummet and the math becomes a lot more grim.
While it is a subsidized second home, it’s not a slam dunk with the negative cash flow and a risk to be upside down on the loan. But personally I really love the house, and I want to keep it. What do you think? Is it financial suicide?

Obecny pracodawca twierdzi, że muszę spełnić obowiązek zawodowy i stawić i się do pracy do 7'go lutego włącznie, natomiast problem jest taki, że mam umówione podpisanie umowy z nowym pracodawcą dnia 2 lutego, nie mogę tego przełożyć na inny dzień tylko muszę podpisać to drugiego bo inaczej wybiorą innego kandydata a oferta jest na tyle kusząca, że zarobki wynoszą 3x co teraz zarabiam. 2025.01.20 17:57 AndyWtrmrx Three days into playing with a 2 handed backhand and I just broke my losing streak

When I got back into playing tennis in July '24 I started playing with a one handed backhand. After a quarter century away from the sport it felt more natural, even though I had played with a two hander back in the mid-nineties as a teenager.
Last Wednesday I lost a match (making it seven straight losses without winning a set) and could barely get a backhand return in court. My one handed backhand drive returns went into the net, my chips and slices sailed long. So on Friday I began to hit a two-hander. I had a session with a coach anyway and he was bemused more than anything, but agreed it had potential.
Sunday I played a singles match and got bageled in the first and only won one game in the second set. But my return was ok.
Then today (Monday), I played a match and it was tight as can be (11-9 in the tie break we played in place of a third set) but holy sh$t, my backhand returns were so much better with two hands on the racquet. And I think my forehand return is better too as there's less of an extreme change in grip.
I'm not hitting many winners on the backhand side but for keeping the ball in play and keeping my opponent pinned to their baseline, this feels like an unlock.
I see a lot of advice out there saying never to change your backhand, but at a recreational level, it just doesn't seem like that big a deal. I wish I'd done this sooner.

Heating Options Im working on building a new dining table. I've spent hours and hours playing, sanding, and now I'm onto the finishing steps. I live in Michigan, and currently, the wind chill puts temps at -8°. I know it's not good to apply any of the finishing steps in less than 50°. I currently have my workshop set up in an outside shed. It's only about 90 square feet. I have a radiator style space heater out there, but it doesn't do a great or fast job at bringing it up to temp. I tried it last week when it was still in the 30s, let the shed "pre-heat" for an hour and a half, and it only got up to 43°. Does anyone have a recommendation for a small space, space heater, so i don't have to wait 3 months until it warms up to finish the project?
P.S. I don't have a basement, or any space in my small house to set it up for a few days to finish inside.

I am ready to leave Arlo due to the increase in subscription fees. I am looking at Eufy as a possibility but one concern I have is the use of Wifi jammers. For this reason I'm considering a PoE system and have looked at both UniFi and Reolink. I have a few questions though.
-I have a Synology NAS. Do the cameras have any local storage or do I depend totally on my NAS for storage? Is it something that is hard to set up? I want to make sure it's not extremely difficult and is reliable and that I can access footage remotely and also receive alerts for motion. I have relatively good tech skills.
-I want to use HomeKit. I realize these cameras don't support HomeKit. I know there are other ways of setting up HomeKit such as Home Assistant. Which is the best option to use? Is it difficult to set up and reliable once set up? Does it work well just like any HomeKit device would work?
-How difficult is it to run the cable? I live in a 2 story house where the basement is concrete on the sides. One advantage is the basement is unfinished. My Synology NAS is in the basement and I'd likely run the cable from there. Then the main level I don't know fully what is behind walls but the front of the house is brick and all the sides and back are siding. I'm not sure if there's just wood or concrete under the siding. Then there's the upstairs and above that there is a small crawl space for the attic. How are people running the cable? I don't see how it would be run up the walls inside. I am not ready to do drywall. Are most simply drilling through brick or concrete and then running the cable up the outside of the house to where the camera is mounted and maybe painting the cable to match the color of the house?
-One last question. How high up should cameras be installed? Mine are relatively low now to the point that anyone who is tall could probably easily steal them. I'd like them at least too high to the point they are hard to steal. I know it can be good to get a view from above but also I imagine if they are too high that also affects their range of detecting motion.
I know it's a lot of questions but I am ready to make the switch and this is all very overwhelming. Thanks for your help.
