I saw A Complete Unknown a couple dayswhich was a fun refresher on the American 60s folk scene with Dylan (obv) & Joan Baez. But I'm also into British/Irish trad folk a la Fairport Convention or the Watersons (or newer stuff like the Unthanks or Lankum) and also love repping my home country a la Neil Young, Gordon Lightfoot & Stan Rogers
I'm not a skilled improviser but am more than happy to back up those who are - I can bang out chords on guitar or keys, play my melodica or carry a tune!

So I had been renting a flat in a two family flat for 4 years, and my landlord told me last year he was selling and asked if I'd be interested in buying. I was. The house used to occasionally backup, and as a tenant I would call the landlord. he'd send someone out, it would be fixed.
I didn't use a realtor because i was already living here (huge mistake).
I also didn't get an inspection, not because I didn't want one, I just honestly didn't know what I was doing. I'm thought the home inspection was a part of the appraisal inspection. Another huge mistake.
Leading up to closing, the basement backed up again, after a year of no issues. Ex landlord said he would get that fixed in our purchase agreement. I have an FHA loan, and they required him to paint the house before closing, so he said he could not afford to also do the plumbing issue. He had it hydrojetted, and had me speak to a plumber to explain which type of sewer coverage to add to the home to ensure coverage on a big repair. I went along with this (HUGE MISTAKE) and closed on the house, I paid $160K for it, mortgaged, October 2024.
In December it backed up two days before Christmas, that plumbing company comes out, snakes, says he's been telling selleex-landlord to fix it for quite a while. No we are at a point where snaking is a very temporary bandaid, and this work is $7000. 3 weeks, Jan 11, my whole basement floods almost calf height, knocked out the furnace and water tanks temporarily, one of the water takes i have to completely replace. Ruined a new washer and dryer I just bought. Filed a claim with Allstate, adjuster denies it all based on inspection saying there is evidence of this being a preexisting issue going on in the 5-7 year range. I just had a tenant move into the bottom floor and his hot water tank is the one i have to replace this week, quoted $1750.
I wake up everyday stressed and deeply depressed about the situation I am in. I spoke to a lawyer, who said i have no strong case since i didn't get the inspection and a judge would likely decide i knew enough about the plumbing even if not the severity, because i had been living here. Plumbing company is going to have to dig up the basement, and i'm looking already at about $10000 of work that needs to be done immediately. my basement is flooding again right now.
I've thought about walking away from the house, moving into another place while my credit it still decent and allowing it to foreclose or surrendering the house to the mortgage company. I don't see a way out that doesn't ruin me financially or put me in more and more debt.
I genuinely don't know what to do. I am a single mom and was just trying to make an investment for our future. Between the money for a down payment and fixing up the bottom flat my savings is gone.
What should I do? What can I do?

Ive seen people talk loudly on the internet about how they think WOTC have been taking this game into a more uh colorful and including direction. cough Mexican Orcs and Gay Dwarves cough.
By their own definitons and in their attempt to remove themselves from the origins of DND which apparently is a game made by white privileged, racist, incels for white, privileged, racist, incels according to loud people on thr intenet...in my not very serrious opinion all classes should be removed from the game and be replaced by Mystic. It is essentially allows you to play every class from one class.
By not removing all classes from the game WOTC is essentially being selective in their viewpoint of wokness and only include shallow skin color over ethnicity, social and economic, religous and politcal background... according to my perspective from loud people on the iternet.
