My uncle is moving to Tennessee with his wife and is offering to sell his 7 acre Ohio property to me for around the same price he bought it for back in 2016, around $115k. Since he is my uncle, we wanted to do it nice and easy and cheap without using a realtor. He finances his loan thru Carrington Mortgage Services. This is my first time buying a house so I am using taking advantage of the first time buyer program thru Carrington and am already pre approved and from what it seems all we have to do is write up an agreement between my uncle and I.
I asked the loan officer that I was working with if they had a template or anything we can use and they sent us one out and I forwarded to my uncle. It looks very confusing and appears to be an out dated form, or at least that's what he says. Carrington offered to send someone out to broker the agreement between us but said something about an extra $7000 on closing costs. My uncle is also worried about the loan office working in extra charges on the closing that we don't need.
How exactly does this agreement have to go? I buy and sell used cars all the time which is easy to transfer into my name or the buyers name, so I don't understand why this appears to be so complicated.
These might sound like dumb questions but why can't we just write up a notarized bill of sale to transfer it to my name? Do I HAVE to hire someone for this? If so, where do I look? Neither I nor my uncle have a lawyer on retainer so I'm not sure where to start looking. I'm just trying to make it as quick and cheap as possible while staying legal

 | I got my philtrum pierced nearly 2 weeks ago and this is what it currently looks like. There is no pain, swelling, or discomfort, and pushes out smoothly from it’s spot that it has made. From the outer part of my lip there is no signs of embedding. (3rd pic) I use a saline solution to clean the outer area and use non-alcohol mouth wash both at minimum twice a day. Does anyone think the policy the NDP and Liberals are pushing is extremely risky and extremely regressive?
We know we have a housing shortage turned housing bubble we are actively trying to fix, and with the full recourse loans we are now letting people take on even higher debt loads?
Is this messed up, how is a so called "progressive" coalition pushing this through? Is it one last kiss to the banks on way out, in exchange for a future job prospect?

Hi,
Three days ago i got up from bed quickly and swung my neck a little. My neck was already sensitive to movement due to a past concussion. Since then my feelings of depression have worsened (i had it already). I feel more physical lethargy, hopelessness and emotional flatness. I also feel anhedonia. I’m getting on and off headaches and localised pressure in head. However i don’t have any pain in the neck itself. Have i damaged my neck in a way that requires medical help or could it be something minor that should resolve on its own?

It’s fun! I like noticing that i’m improving some. Obviously i’m not that good, but the basic riffs aren’t hard. Right now i’m working on getting the harder parts of “another one bites the dust” down, and occasionally bouncing between songs like a fool. I have missed 1 day of practice.

Not sure where to post this but glad I found this sub. New parent here. Our little one just began crawling. Does anyone have a mop suggestion or mop “system”. I bought one of those wringer ones with the plastic collar you twist from HD a while back but it was cheap and broke. I have looked at Dyson knock offs that are essentially cordless wet vacs but I would guess they don’t disinfect.
Maybe I am strange but I have always viewed mopping as moving dirty water around with a dirty device.
I bought one of the two compartment buckets (clean / dirty) a while back and a regular old school mop … but there has to be a better way. Right?
