Can we still ask for a seller credit at closing? I’ll preface this by saying that I know I’m getting a steal, but there’s going to be a lot of cost and work ahead.
My husband and I had just begun saving last year for a down payment/closing costs on a future home. We weren’t expecting to buy for another year or so. However, a house popped up on the market that was priced almost too good to be true so we decided to take a look. I’m willing to bet almost everyone who saw this place walked out immediately. It used to be a lovely early 1900s home, but the current owners had started renovations and never finished them. In addition, the place was filthy—trash everywhere, and in no condition to be shown to potential buyers.
We looked past the trash, unfinished walls and torn up flooring. The house had good bones, and we decided to put in an offer. The seller was asking $140K. We offered $125K. After one more round of countering we settled at $130K. I was approved for a loan, and was getting homebuying assistance for the down payment and some of the closing costs. We had 5K in savings that we would owe at closing.
The inspection went fairly well, with the exception that the water heater was on its last leg, and there were plumbing issues to be addressed (loose toilets, leaks under sinks, etc), and some minor foundations concerns. After we got the inspection, we requested $5K seller credit at closing to do the necessary repairs to the plumbing and foundation. (I found out through reading on the internet that I can’t actually request that much sellers credit, but it’s irrelevant now.)
My lender had an appraisal done. After the appraisal, my lender notified me of required repairs that had to be done before closing. These repairs were finishing drywall, flooring and secure loose wires. We amended our request to $2500 seller credit at closing, knowing that the seller had to make the required repairs.
Today, the seller has responded that they will make the repairs required by the lender, but that the purchase price will be $132,500. There’s no mention of seller credit at closing.
I’m fine with the final asking price, however, I was really hoping for some more assistance at closing so that we have a little more wiggle room to take care of the plumbing and foundation repairs as soon as possible. Is it ridiculous of me to still ask for the $2500 sellers credit to help with those?
Just a few things to add: In 2023, the house was appraised at $170K. Due to the neglect of the seller, the new appraisal was $154K. Very sad. But, can the low purchase price vs appraised value be used for an equity loan in the near future? How does that work? The loan/deed will just be in my name for now. I have excellent credit and easily qualified for the loan by myself so we didn’t include my husband. His income was still used to determine assistance eligibility.

Actually, my friend downloaded the app 4 days ago. She was just curious to see how it works, and we thought of calling random peeps for fun in the hostel. But after 2-3 calls, we realized that money was credited to her account for every minute we engaged. So it felt like a good source of pocket money for our cravings. Then, we all downloaded it and started talking to random guys (just casual, friendly conversations—nothing beyond boundaries). But now, we’re somewhat caught in a moral dilemma. Is this wrong? Especially when some random nishku guys connect and ask for our ID, we either lie or just keep them online until the allotted time runs out. The app only connects the opposite sexes and is free for girls, whereas these guys have to recharge to talk to us.

I’m looking to make an explosive shot build with my mercenary (I have both a witch hunter and Gemling so I could use either) and I’m wondering if this build I’m cooking would work is love some feedback before I invest.
I’m thinking avatar of fire since explosive shot does fire dmg and ignites. Along with ignite chance and ignite magnitude. I’m looking to use plasma blast for bosses with (if I understand ignite correctly the burn is based off initial damage). This should lead to large dmg and large burns. Essentially explosive shot for mapping and plasma/explosive shot for bosses.
The last thing I’m considering is cast on crit or cast on ignite. What happens if I’m using explosive shot and place another explosive shot in my cast on crit/ignite gem? Will it automatically fire another?
I’ve seen hammer of the gods ignite builds and love my merc and really enjoy explosive shot. Trying to cook something unique and powerful.

Hello ICSE people!!! I passed out grade 10th from icse board with 96% two years back and here are some preparation tips that will definitely help you👍. Okay first off for History and geography go through the chapters throughly especially for history try learning 3-4 key points of each topic. History is one of the easiest subjects to score well in. For geography please practice the map and topography sheet as much as possible because thats gonna be the deciding point for your exam. For geography I would suggest just learn all the reasoning questions in the back exercise and the different tables given in your chapter(especially from that soils and agriculture chapter). Those tables are gonna help you out soo much in geography because there is too much to memorise tbh. Toposheets are a bit complex for most students so I would suggest take some help from YouTube or your teachers. For English literature I prepared whole year from ‘Backbencher’s academy’ YouTube channel and it helped me out like alot and I think that was the only reason I scored 99 in literature. If you are short on time try covering 70-80% of the syllabus properly for literature. Please keep in mind the poetic devices and the themes. For literature you need to focus more on the details and memorising them. Practise the back exercise questions as well. If you feel like you are average or below average at writing answers and explaining your prospects then you’ll definitely find it tough answering the literature questions. ‘Study with Sudhir’ on YouTube is also great especially for poems. For Science and Maths, most students are unable to score good here so you should try making this your strong point. If you find the numericals difficult in science I would suggest just leave it at this point but please try work power energy numbericals because they are doable. Leave out circuits if you haven’t already prepared them once because they are pretty confusing. For maths the only book I used throughout the year was R.S aggarwal and I practiced each and every single example and exercise question and trust me that book is the only thing you need. To prepare yourself even better for the exam just give as many tests you can. I remember giving 2-3 tests everyday around this time. Divide the chapters daywise and then take a test. You still have time and you can easily score 90+ if you manage your time well. For Science and Maths not all students do this but I remember practising previous year questions well in January. I solved last 10 year pyq’s for both maths and science and I think it helped me out so much. That is something not everyone does but if you dont practice pyq’s you are missing out on something important.
Last tip alot of students overprepare sometimes like they try going out of the way and try covering even out of syllabus topics but trust me you dont need it at all. Try covering 80-90% of the syllabus properly and prepare according to the priority list on google. The books prescribed by your school are the best sources you need right now. Just go through all the chapters and try to memorise as much as possible. If you made notes during your classes dont forget to brush up on them too. Dont let the pre board result demotivate you because no one scores good on those even I didn’t. I scored 35/80 in my biology preboard but I managed to score 80/80 in my bio board. I have Andromeda Kepler as the only crew member inside the ship (the other one is Vasco). Recently she started to glitch out. Sometimes here torso would be invisible but her face and pants are still visible. I tried reloading the game completely, not the save, to see if it would fix but it didn't. When I unassign her from my ship, she doesn't leave the ship. She's just stuck in one spot of the ship with no facial animations or idle ones either. Even after I unassign her from the ship, i try talking to her to get her to follow me. But the game glitches out and is stuck in conversation camera with no dialogue options.
As far as with other companions and followers, they are fine with no problems.
I do have mods enabled and disabled the ones that might be the culprit. I only have one mod that edits companions and followers' behavior but disabling it did not help.
This has happened to me before on another save, but it affected all companions. I just made a new save since I wasn't that far into the game. However, this save, I am around 40+ hours into it and I don't want to restart just because I can't fix the annoying bug.
Anyone else have a similar experience with companions/followers/crew mates? Any fixes before I give up and restart yet again?
