Hi all,
Going straight to the point: many people successfully use real estate (often with leverage) to get to FIRE, as the core or supplementary part of their investment strategy.
I know some uninformed people go into real estate underestimating not only the effort it requires, but also the costs (maintenance, taxes,…) and risks (vacancy, illegal occupation in some geographies) it may entail.
My questions thus is: all things accounted for (including all costs and risks), what is a reasonable cash on cash yield one can expect from real estate, both levered and unlevered, in residential or commercial in a reasonable time frame (10-15 years)? I am leaving out price gains on purpose. Are there historical references for this? I only seem to find information for yields but those ignore the aforementioned costs and risks.

As title says, I'm torn between getting a second-hand Arc for ~$560 or and brand new Beam (gen2) for ~$450. We do have a shelf next to the TV-stand, so it might interfere with the side-firing speakers on the Arc. Although I don't think I'd be able to get a cheaper Arc here. Thoughts?

Anybody else had this happen? I've had one personal loan in the past with Discover (paid off in full), a steady income, a credit score above 750. Most of my monthly paycheck goes straight to house payments, necessities, etc, so I don't have more than a couple thousand in my checking acct at any given time. But I absolutely have the ability to pay back the loan. Should I wait until the 1st of month when my direct deposit hits and I have significantly more in my checking and try again? Any advice would be appreciated!

I am a German citizen. My son has dual citizenship (USA and Germany). His American passport expired about a year ago. We have travel plans in 11 days to visit family in the US. I have a tourist visa.
Today I found out that as a dual citizen you NEED to enter with a US passport. Is there any chance we can get a passport for my 5 year old son in time for the trip. (Spent way too much money not to go)

I keep on hearing lot of fearmongering how deepseek is censoring input on their web-service and this and that on lot of threads (I understand some valid privacy concerns but feel they are overblown and can be countered), so what is stopping us corporations like Google, xAI and others from hosting the deepseek on their end?
I feel lot fearmongering is due to what US corporations wanted to give at huge profit margins (200 a month) was made available for free and now their investments are at risk and lot of misinformation sounds like propaganda from them. But why not just take the opportunity to host it them self? With their better hardware they could provide at much better TPS and capacity, after all their license allows it!
I am also aware of providers providing inference on OR but those small companies don't have enough compute to provide the R1 at decent/usable TPS.

I've really just started getting my feet on the ground in the game, and now that I've got a better idea of how combat works, all I want to do is experiment with different play styles. But holy cow, it's so easy to blow through two or three hours without even realizing how long you've been playing.
A+ game. Haven't had something grab me like this in I don't know how long.

 | hello!! uh, idk how to start this off tbh, i don't rly post in subreddit lots im more of a lurker... but first off lemme thank you all in this subreddit & a few others for helping me in a short time gather the tools and knowledge to start doing my hair myself! ( apologies im a yapper ) tldr: my mother literally assaulted me over wanting to do my hair myself lol (not gonna get into that, and no i swear there isn't more into this, other than were Caribbean American, Jamaican specifically, so for all my West Indians, IYKYK), didn't let that stop me, got the tools to help and have been doing it myself ++ my dad and i bonded over this (our relationships been rocky, again IYKYK) and he's been a big supporter, gave me his own hair pick, helped me understand greasing and layering etc etc ++ ALSO helped me chop up the ends (which my mother didn't want to do and has been trying to get me back on relaxers & texturizers, which i don't want and haven't wanted, which led to me stop caring for my hair and doing a black person's version of Britney Spears infamous meltdown 🤷🏿) sorry for the pics they're not the best but any helpful critique is greatly appreciated! ++ also, sorry for formatting,,, im on mobile. ʕ´• ᴥ•̥`ʔ some key notes: have a professional stylist recommended items (curler, flat iron)i...think that's it. anyways, like i said im open to critiques and helpful tips! ++ also...im not sure my hair?? i know it's definitely a mix, like i know im all black ( duh 💆🏿 ) but as far as texture goes idk what it's giving, i know when water touches that bad boy tho? tuh. effortless waves and shrinkage! so...help? 🥹🥺 this is the first ive ever felt black and beautiful and I love with my hair, i really have taken to heart everyone's comments saying "get to know your hair" in the research I've done, im trying super super hard. i know it sounds like a lot of this is me placing blame, i fully acknowledge that i could've done more and im doing so now, better late than never, however i want to notate i have never been able to do anything myself without fear of severe repercussions, but given the state of the world rn and a lot of things ive overcome? don't care anymore. my life, my journey. it's what i make it and ive gotten this far, im tired of being seen as the sheltered docile idiot when i can learn and i wanna do better. it'd make my grandpa & dad proud (the only real ones who's supported me trying to be independent and learning) pics in order: 1&2: big chop / clean up of ends, natural for at least over 2-3 years but never did my chop fully and properly until this year mid Jan, haven't had a proper chop since..early 2015 3&4: flat ironed myself! this was before the heat protector, super proud of 4 bc it lasted like that all day (that crimp?? i mean I'd be jealous of me too mom! 💁🏿) 5&6: flat ironed w/ heat protector! now ill admit....i was alil winded bc while i have done things here and there before recently in retaking over my hair—this shit not for the birds man....I didn't think the journey would be easy but I could dead lift a fucking elephant w how long I'll be on my feet trynna wash, prep, overnight it, wake up early, fix and this is the end result feeling like a dumb ass 😭😭 but anyways i was giving auntie & Anderson Paak for awhile 7-11(heh): and my best twist out! atleast i think it is,,, i think it really shows my volume and my hair looking the healthiest, i wish the pictures did better justice like some on here but 🥹🥹 we up?? sorry if you read this long and think im a whiny incompetent baby but thankyou for humoring me ʕ´• ᴥ•̥`ʔ submitted by bunboos to BlackHair [link] [comments] |
