A few months ago I was pre-approved by a broker I found online (not sure if thats the right term but it was E-mortgage), who put me in touch with a realtor. I put off the search due to rates and prices, and recently started again.
This time around I was more focused on finding a house, and the realtor put me in touch with a local lending brokerage firm who got me pre-approved and walked me through some of the basics. They claim to have the lowest rates in the market.
I know my local credit union also offers home loans, but I am curious if they are as detailed or helpful when it comes to programs or if I would be on my own for a lot of the things I dont even know about yet.
Any similar experiences out there?

Applying any goodhertz effects causes ableton to give me the "A serious error has occured. Please restart Live and follow the instructions in the 'report a crash' lesson that will appear in Live's Help View" error messege. I just bought glass bottom 96 well plates (black separation plastic). Want to increase my throughput from individual glass-bottom 35mm petri dishes.
What are some considerations for this jump? I won't be using the outer wells to avoid the edge effect of evaporation, so 60 wells per plate.
How often do you do media changes on these smaller volumes that are more prone to evaporate vs 35mm dishes?
For Immunofluorescence, I normally use a mounting solution (in house mowiol), and then place another coverslip on top, so the mowiol is flat, and minimizes evaporation. I use an inverted microscope, so I guess there's no need for a top coverslip anymore?
Imaging 60 wells for different labels will take 1-2 days. This is not normally an issue with petri dishes since I only take the one dish I need out of the fridge at a time. But how would the mowiol and cells hold up at room temperature, being imaged for 8 hours per day? The black separators should prevent most photobleaching, but I'm mostly worried about the mowiol and fluorophore stability during this time. Are these things to be worried about?
