Hi there, first home buyer, having trouble getting mortgage approvals and looking for advice.
I work in a stable government position for past 2 years. No debt, 810 credit score, own a vehicle, 150k cash, no co-signer available
2022 income: ~50k
2023 income: 75k
2024 income: 100k
2025 est.: 116k
2026 est.: 129k
2027 est.: 145k
(Estimates are based on job's contact stipulation of % salary increase each year for next 3 years)
I was quoted 350k mortgage with 20% down or 260k mortgage with 10% down as im told they have to use my lower 2022/2023 values and that my 100k current income doesnt matter?
Looking to purchase a condo in toronto and found a great deal for 595k with 20% down and ive done the calculations of about 4k in expenses per month that i can easily cover. The problem is getting the loan.
Is it better to wait for my 100k 2024 T4 in February and try to get approval for 475k again? or will it likely not move up much and I still need a cosigner for that high of a mortgage? Are there other places that approve higher, maybe for higher interest rate? Or am I out of luck until im in the 2025 / 2026 income bracket??

Please educate me. I can't seem to understand how dragon type is meant to be good in any way. It's only supereffective against itself. Keeping Tera-types out of the debate, why would anyone care to use dragon-types? (Maybe I wanna give some credit to Baxcalibur with it's abilities and dual type...idk)
Fight mecanics are so complexe and interesting. I love learning about them. Give me your opinions and help me nuance my terrible opinion of dragons.

Is my beta dying? He has something hanging from his…..
It just fell off. He used to have something hanging from his belly area…Is it just poo? Do betas have red/orange poo? It looks fairly organ-ish to me, but he’s still swimming around and acting normal. He’s my first beta (in case that’s not obvious with my lack of poo-identification skills).
If it’s not an internal organ & he’s not actively dying, I’d love name suggestions as well. Right now he’s just Bob the Betta.

So before being put on synthroid i was pretty much asymptomatic. Starting synthroid i got some palpitations and muscle spasms but that only lasted like a month and completely went away for the next 5 months, this past month i started having extreme anxiety, irregular heartbeats, palpitations and headaches. Its also very hard to focus, i dont want to do anything, im tired, im sneezing all the time, im depressed and easily irritated. My results came back with tsh high and t4 normal again. I dont know if its my tsh being high and my dose too low thats causing this because i didnt have any symptoms of hypothyroid before getting on synthroid, so why would i have them now? Its just weird.
