Salutare! Am terminat deja o facultate + masterat la Babeș, însă din regretul că nu am urmat Dreptul din prima, iau în considerare ca de la anul să mă înscriu la licență la Drept, ori la Babeș ori la București.
Momentan, locuiesc în Timișoara și mi-ar fi ușor să fac la distanță facultatea. Desigur, există și aici Facultate de Drept (eventual dacă puteți vorbi din experiență proprie despre ea, m-ați ajuta), însă celelalte două menționate anterior știu că sunt printre cele mai bine cotate.
Aș avea nevoie de niște păreri. M-ar interesa cele venite mai ales din proprie experiență.
Legat de admitere, am văzut că pe pagina celor de la București, există trei linioare pentru modul în care se desfășoară proba (pentru anul 2024), ultima fiind:
“- la distanță (ID), pentru absolvenții cu diplomă de licență ai unei alte facultăți, în limita locurilor rămase libere după concursul de admitere menționat la punctul anterior.”
Asta înseamnă că eu, având deja o facultate terminată, sunt scutită de proba de admitere și pot depune direct dosarul?

Talking to a realtor about a 27 unit multifamily and couple of people in my network says that they're seeing that the expense ratio seems a bit off from the projected income generated, especially from a large building.
They are thinking someone cooked the cost/expenses and seemed a bit off.. I can't really tell because this is my first time looking through it all..
But what are some things that I need to consider in this regard? How the data was managed? If he had overhead for employees? If it was self managed?
How can I wrap my head around this to understand that the cost/expense ratio is too low for a large property like this?
And what questions should I come back with to the realtor to gain more insight in this? How do I bring up this cost/expense ratio being low along with follow up questions?

2024.11.27 14:32 TheVoidScreams Conflicting advice regarding new boiler installation.
I’ve reached a point of total and utter confusion and no idea where to turn to for advice. So I’m hoping someone can help us.
We started out with a boiler that’s been getting nosier as time has gone on. I got in touch with the plumber we’ve been using and they diagnosed a blockage in the plate heat exchanger, possibly also the primary boiler (I think, he never named the part, just said it was the main bit of the boiler and if it was blocked it was best to get a new boiler). Told us the water was black, no inhibitor in the system. The boiler is a Baxi, no idea as to age, but we reckon the whole system might be about 15 years old. Person we bought the house from didn’t live here long and was only here on weekends. Our problems started as we started to use the heating more.
The boiler makes a loud vibrating noise, especially when the shower is used or the hot tap in the kitchen. It also kicks in when the central heating turns on. It gets worse if they’re on at the same time.
First plumber suggested a chemical flush. Said it might or might not fix the issue. If it didn’t we could look at replacing the plate heat exchanger. We initially said yes to the flush, but after getting a quote for a new boiler from British Gas and various others (local, heatable, warmzilla, amongst others) we decided against the chemical flush and to just replace the boiler.
This is where the confusion comes in.
Some are vehemently against the power flush, saying it can cause damage. Most of the online quotes say they do a chemical flush. BG and the local installer said they’d do a power flush and if any leaks were to occur, they’d fix them at no extra cost. The local guys went a step further to say they’d fix them even months down the line if they showed up (which begs the question of why would they occur so far down the line?)
Had one gas engineer from warmzilla suggesting it’s not a blockage in the plate heat exchanger as that isn’t part of the central heating system directly. He suggested we do a test - turn the boiler on full whack for 2-3 hours, then check all the radiators for cold spots. If no cold spots, sludge isn’t the issue and the flow and return are fine. But I’m not sure how helpful this test will be as the boiler, though still working, doesn’t sound happy about it with all the noise it makes, and it still has a problem. We just don’t know what.
I’m reaching my wits end. This is all compounded by us not being able to afford a new boiler outright and needing to pay on 0% finance. Some companies offer longer periods than others.
It’s a mains gas combi boiler, fwiw, and I thought maybe by asking here, I’d find someone able to give advice/guidance without some kind of potential financial motive behind it.
