2025.01.22 08:10 Trylion_ZA Investments - Do I keep with currenct investments or delve into property

Good mornings Reddit ZA!
This is a long post. Wil try and give a TLDR at the bottom.
I'm 38, wife is 37 and we have 2 toddlers. Both have a steady job averaging about 30k PP per month.
I drive our savings and investments portfolio and have been doing decently in the last 3 years since we started. Churned our R100K into R360K (The majority of my investments are in EasyEquities EC10...I've also shifted some of this into CurrencyHub Arbitrage, just to test this out.
I also receive a steady additional income from our Property Trust to the amount of +-R6K per month. Though, we're still busy setting up our Trust Sars / Taxes which will take a bite out of that.
That's the just of our savings, capital and income.
I've always viewed property in CPT as being overpriced and have been reluctant to buy into a home for the family..Though, we would qualify for a R2 Million bond, we would be able to afford a 2 bedroom townhouse in Northern Subs....Mortgage would be close to double our current rental contract in the same vicinity.
Another option would be to buy into low cost housing. Perhaps a R400 000 flat in Bellville and rent this out for R7000+- (as an example). I would be able to cover this purchase with investment/savings cash. Rent this out as long as possible and sell in 20 years time for a profit (if property goes up in value in that suburb) - Though Risky with low cost housing tenants...
I do want a property of my own, excluding the trust...but to serve what purpose? a small cheap plot to farm some chickens or beans...lol.
What's your opinion on retirement flat rentals? would be short term, no? They are a bit more pricier along with higher levies and rates, but at least the clientele/renter would be a safer option.
Still, I'm conflicted if I should buy a house for my family in our area or keep on track with my current investments, knowing that EC10 will be going into Bear season some time this year, cutting our savings/investments capital. I could move some of that into Currency Hub also...steadier margin of profit.
All of the above, I have a Property Trust that my brother and I share..We could opt to sell this for +- R3 000 000, but there is also another party involved that would take a decent chunk (1/4) of that sell. Selling this will leave me with approx R1250000...but with no further monthly income.
The Property Trust leaves my family with a house, regardless of my path above. Though, having one's own living house comes with the benefit that it yours...you can paint the walls pink, drill holes, have a garden etc..personal win for sure.
So TLDR - I've receive monthly property trust income, have R360 000 in investments, do I purchase a house for my family (though, they already have property elsewhere in the trust) or keep on with investments (EC10 bear season soon)

2025.01.22 08:10 HindustanTimes The silent crisis: Pandemic learning losses that could haunt a generation

In March 2020, about five years ago, schools were shut because of covid. Thereafter, school operations remained unstable, opening and shutting periodically.
The cataclysmic second wave demolished efforts and hopes to get children back into schools. Only by April 2022 did things return to ‘normal.’
This disruption of schooling for nearly two years led to a massive loss of learning. What was supposed to be learnt during this period was not. In addition, children forgot a lot of what they had learnt previously.
Have we been able to recover this lost learning for our children in the three years that have passed?
Even in states that have done the best, the learning recovery isn’t full.
Two things need to be noted.
First, there is a noticeable variance in learning recovery across classes.
The worst affected, where recovery has been the least, are students now in class 5. These children had just been admitted to schools when they were shut in March 2020. So, their first two years of schooling were through that period of severe disruption.
Second, there is large variance across states and Union territories (UTs).
School systems are run by states and UTs and their capacity and effectiveness varies significantly. Some of the difference in recovery can be explained by this difference in systemic capacity, but I suspect that most of the difference is explained by the differing responses of states to the loss of learning.
Here, I am not referring to the absolute level of learning of school children, which is largely a result of the systemic capacity in that state. But to recovery of the learning that was lost to the pandemic.
We can put these differing responses of states and UTs into three categories: enlightened, in-denial and random.
