Can I remove my PMI with any exemptions or loopholes before 11 years mark? I bought a house in 2022 in NYC with 25% down. I'm locked at 4.375%. Refinance doesn't make sense because the rates are at 6%ish and I'm paying 30% towards principal and 70% towards interest today so my overall interest payout over the life of the loan is much less compared to starting at square one.

So I played redux for the first time yesterday. Very fun. Played as America. My pc was struggling though. I turned down some of the settings and it worked fine. I then played again as mittleafika and my pc was noticeably slower than the first game. Even with all the settings turned down. Played America agian and it was even worse. So now I'm here thinking that my pcs fried. (I have a Ryzen 5 5500)

There's no win condition, but the spawners can defend and attack, so I guess if you get lucky you can get some chip. Aiden asking Miranda to go buy carries engagement ring sorta proves he didn't really know her or get her. By that point and how close she is to all of them he should of really know who to ask. It was more about what he wanted and pushing forward then Carrie. It is down played how bad a mistake this was imho
Tier one is Stanford and Sam - I feel like they are dead even. They would 100% pick something Carrie would want and not let their own styles dictate decision making. They are the two most selfless friends. 2nd is charlotte - she's super chic but sometimes lets her own ideas get in the way and may pick something she would want and it would very likely be super traditional. 3rd Anthony - not as close to Carrie as the others but is a wedding planner and has seen thousands of rings and probably can make very quick accurate assessments of what someone would want. Last is Miranda.

Hi! I had a BMI of 30 and was prescribed Mounjaro. I was too scared to actually take the plunge and so I made a last ditch attempt to shed some weight myself and it worked.
I know it will come back, as always, but I am now a BMI 26.5.
My clinic said its normal to fluctuate, and to still take it.
Anyone else have experience with this starting BMI?
I have read of people doing it and just injecting every other week- anyone got experience with that?
