Hey guys I’m very new to real estate and I’m looking at becoming a first time homebuyer. I see a lot of posts about what people can afford compared to their salary. It honestly baffles me how much income some redditors suggest you need to afford a mortgage payment.
In my immediate need I’m probably going to have to rent short term because my fiance wants to move in and we just can’t find anything good in our area. We are in southwest Michigan and the market is tight with most homes currently owned as rentals for summer air bnbs. Ideally I’d love to get a house for 100-200k, but they are absolutely tiny and need a lot of work. Seems like a lot of the homes that were 100k 5 years ago are now 300k. A lot of the 350-400k houses 5 years ago are now 450-500, so they are a perceived better value and a lot better homes. Unfortunately none of those homes are on the market.
My main question is what is a smart financial decision on buying a home that’s in the 450-700k range given my salary and financial situation. I try my hardest to make smart financial decisions and parting with my money is always a struggle when I don’t know if it’s worth the investment.
I currently have no debt whatsoever and own a business valued somewhere between 500-800k. My annual salary ranges from 85-155k depending on what money gets reinvested into the business. I have around 150k in stocks and an undisclosed amount of bitcoin I do not want to sell unless absolutely necessary. I also have 180k in low interest checking account that I need to have at least 80k available for the business.
I see some people posting for a 500-700k home you should be making 200+k per year to afford it comfortably. Is that really the case? Should I do anything with the money I have to make home ownership a reality and would it be a smart decision? I want to own a home, but just don’t know how much of my money I should sacrifice to do so and if I can afford it. I’m a 30 year old and my fiance is 27. She currently makes around 50k per year and I have not factored her income into what I’ve listed. There’s a good chance we are going to try to have her be a stay at home mom once we have children.

2025.01.23 20:50 space_dude4 Should I do a simulation for my Physics IA
When the physics IA was first introduced into my class, we were given the option to do it on a simulation or to use a data set nstead of a practical. The first two seemed really appealing to me, and so I came up with several reaserch questions all centered around things which I can't measure directly but can obtain data for in a simulation or a data set: planetary orbits and just space in general. When I presented my ideas to my teacher, however, he told me that he had no experience with IAs based on simulations or data sets, so he advised me against it for mainly that reason: he can't guide me; but on top of that he did mention that simulations weren't that great for the error evaluation part of the IA since they are victrualy (pun intended) no uncertainties in them and that if I didn't do a practical, I wouldn't have experience which would come in handy in paper 1B. That said, I still really want to do something related to space, but the only way I see that happening is through a simulation or a data set. So now I need advice from anyone who has actually done a simulation and/or used a data set.
The question's I've crafted are the following:
How does the Redshift of Galaxies correlate to its distance from Earth?
How does the speed of a satelite vary from its distance from Earth?
How does the mass of a planet affect it's orbital period in the solar system (or just any solar system)?
Does the semi-major axis of a planet's orbit affect it's orbital period (so trying to arrive at Keplre's third law)?
I tried to make the questions in such a way that they are govererned by an equation, just so the graph section and data analysis isn't a pain and I can actually draw conclusions.
So, should I do a simulation/data set? Or should I just stick to the norm and do a practical?
I'd also be interested to know if anybody has gotten a 7 in their physics IA using simulations/data bases, if you're out there.

I do not know what to do about my career...
I am currently a junior second semester in college my major is Statistics with an Economics minor with a 2.98 GPA which I know isn't too hot. I originally was a computer science major so I am familiar with a lot of programming languages and a lot of the concepts. I am currently learning data analysis and such this semester so it is fairly new to me. I have had no previous internships or anything related to the field just a bunch of jobs in food, retail and a construction job all since 2021, totaling 6 jobs (3 here at college, 3 at home, had to quit 3 of them due to summer break and such).
I feel like I have no appeal whatsoever to employers, I have a LinkedIn and have been applying to internships like CRAZY but I just am not confident that I am going to get one because I have an unimpressive GPA and have no experience in my field; no start-ups or self-made projects either. I feel like I have the right tone in my resume and I present myself well but it just isn't proven to the employer.
I just want to know what I should do next...is it even possible to get an internship with my qualifications? Should I just forget it and put all my effort into a start-up/project of my own? I have no trouble learning topics so I could easily idk make a website or something in probably a month or so.
Any advice would help really.

 | I finally hit 30 BMI, so now I’m just overweight, and not obese. As much as I loathe the BMI scale, my doctor goes by it, so she will be happy. I’m now down 144 lbs from my highest, with just over 30 with MJ. MJ has helped me lose that stubborn menopausal belly fat, and got rid of the excess that I just couldn’t continue to lose after my gastric sleeve. I had lost quite a bit before the sleeve, but was having weight creep, and the sleeve was amazing. Then menopause said NOPE, so after a few years of maintaining/ moving weight around, I started MJ in September. I truly feel that if MJ would have been around when I got my sleeve 5 years ago, that I wouldn’t have had the surgery. I’m thrilled with how I feel, and I haven’t been this low in 30 years.
