Hi All,
We have been renting with our land lady for about 1 year. She now needs to sell the house, and suggested that we could buy it from her if we liked. We were not expecting this, so we are currently evaluating whether its at all feasible.
The details are as follows:
- We are first time buyers
- 2 bedroom terraced house in central Cambridge
- She thinks the house will be evaluate at ~£410k
- We have about £25k - £30k saved
- Combined income of £73k / year (£53k/£20k split)
- Currently pay £1500/month rent
- Stamp duty increase in April 2025
- We may be able to get somewhat of a deal for the fact there will be no estate agent fees / we have good rapport with the landlady
- A good location and house in any case
- She needs to sell the house quickly, which further adds to our leverage
- We will be kicked out the house in 2 months anyway, so this avoids the cost / hassle of moving.
- We like the house
- ~£400k is probably a little beyond our budget given our deposit. Our monthly payments would likely go to ~£1800 or so with a 40 year mortgage

- Wasn't originally planning to buy at this time (however not for any good reason)
- Locks us down a little
- She wants a decision within a week or so, which locks down our ability to look around.
- speak to a estate agency and get them to give us an evaluataion on the house price
- speak to a mortgage broker, see whats the best mortgage they could give us given the situation
- If we go ahead, present our land lady with an offer of "we can do it if you sell it to us for x", to ensure we get a sale which we can actually manage.

What steps do I take next?
I’ve was prescribed adderall for my adhd 6 years ago. I began to abuse it 2ish years ago due to a high workload. Working a full time job and attending college full time to managing a social life and a relationship. I thought it was harmless for a very long time but noticed it was causing me to have behavioral outbursts and unstable emotions. So I began to medicate the side effects with marijuana use. I also went through a horrible breakup that was very hard on me and that was also a large reason I started smoking. But also to minimize side effects from the drug. I FINALLY REALIZE AND SEE VERY CLEARLY that I have a serious issue and need help. My doctor is no help and makes me feel like I need this drug to help me. Even when I share how it makes me feel and act, etc. I’m fed up and done. But terrified. I know I will face a very difficult uphill battle with withdrawals but am prepared to do whatever it takes to help myself. I just need help with how to approach this long road to recovery and where to start. I’m so insanely terrified and know I wont be able to quit on my own because I’ve tried many times. And my mind always seems to convince itself that I need it when stopping. But I know it’s just my addiction voice speaking. I lived my life perfectly fine and normal until I started taking it at 16 1/2 years old. Anything helps. Thank you !
