hello, I am a student dormer. I read and reread our contract which is for one year and there is no term stating na 1 month rent daw (Php 2500) ang multa sa early move out. Furthermore, before move out, humanap na agad ako ng "sasambot" ng kontrata aka panibagong lessee (or rather, roommate ng nakapirmang lessee).
binasa ko rin yung RA 9653 pati yung civil code, pero wala akong makita na may ganitong fine. Siguro it's true na it's up to the landlord/lady na kung maglalagay sila ng ganoong kasunduan, pero wala talaga akong mabasa na ganon. And there are only 11 clauses.
For context:
1 year yung contract, 5 months yung nagamit ko. Also, witness lang ako kasi yung roommate ko ang nakapirma as lessee. I understand na ang deposit ay hindi na kukunin, but is the fine actually necessary considering:
- Napaalam ko sa kaniya ng maaga (not written, pero sinabi ko pa rin mga 1 month early);
- Walang nakasulat sa kontrata na ganoong fee; and
- Humanap ako ng kapalit. Nakabayad na nga siya eh.

2025.01.22 04:24 thedafthatter My landlord had people come and renovate my bathroom due to a leak I just got the ok to move back in today and my apartment is COVERED in drywall dust and sawdust. What do I do?
Long story short they had to renovate my bathroom due to a leak into the apartment below me. They temporarily moved me to an empty unit for a week while they did it. I got the call today I can start moving back in now. I work 3rd shift so I spent the day sleeping before I got up at 10pm to start moving some stuff back upstairs as I had brought food and stuff down here. I went upstairs to find my place is filthy. It was already a bit of a mess from having to clean out my storage unit awhile back but it wasn't filthy with trash and stuff.
The reno people must have been cutting drywall and wood in my kitchen or something because my whole apartment is COVERED in dust. Its a grey dust all over everything that was out in my kitchen and my bedroom. The bathroom itself is even worse with dust everywhere on top of globs of plaster and paint splatters all over everything. And to top it all off instead of cleaning the floor they covered it with the mats I have in front of my stove and sink in the kitchen.
I am super angry and am tempted to call a cleaning company and bill my property manager for it because this is abhorrent. I do not feel safe bringing my cat back upstairs as I am afraid she will lick something covered in drywall dust and get very sick. What can I do? I already took pictures of the mess and am messaging the guy from the property management company in charge of the reno.

I'm pretty sure I'm in the basic stag iv always had a fascination for all foarms of art. My whole life just never taken the time to follow through with it. I now have a job that has a lot of waiting at a desk so I would like to start practicing. Who out there is a good coach of teaching art specificly basics and or all. This is just some quick random sketches I did with a pen. People say I should be drawing lines squares circles over and over without meaning really. Why though just to practice straight lines and round circles. What I think I need is perspective practice any info guidance would be greatly appreciated thank you.
Recently bought a CNC router and would like to be better at drawing so I can sketch ideas and transfer to the computer. It uses vector or SVG for the main format but I can trace my drawings in software pretty easy or use blender to create 3D image to 3D carve is decently easy this is my hobby.
Alternatively does anyone know of software that is free for now that would work decent 3D stuff doesn't need to be vectors how ever haha
I'd like to up my art so I can grow my imagination in seeing the details better

after our first date, he told me he wanted to see me again and that he had a great time. he called me and told me he missed me. we would fall asleep on the phone together because we’d just talk until we’re tired.
he told his whole family about me after one date. texting me, telling me his grandma is asking if i can cook good roti.
i thought i was special.
he would always say how much he missed me, he liked me, he wanted to see me.
he told his friends about me and i met them after 2 dates. im thinking, wow this guy really likes me. i’ve never felt so secure in dating before.
until things got serious. when the relationship became more than just fun. when we spoke about our childhoods, our trauma, our expectations for each other. he got scared. he also never let me meet his family despite telling me “my parents want to meet you” “i told my mom about that, she thinks it’s cute and a good idea” etc.
then when commitment came up, “i want you to be my girlfriend. it will be special”
one week later… i cried in front of him on the phone (4 months in) because something happened with my family. i was embarrassed to show him that side of me. he ran so far. oh my god. when i saw him in person i was so excited to see my boy, but he wasn’t there. idk who that was. i asked him to walk with me and hold my hand, he walked in front of me and told me “keep up” he knew i had a bad day and he said this.
then commitment came up again and he said
“it wouldn’t be fair to you, i can’t give you what you need”
maybe he’s right. he can’t. but what the hell changed. all of this unraveled within a month. he only wanted me when i was happy. it feels like the second i showed vulnerability he ran.
how do you get over the fantasy version of someone? he clearly was not going to meet my emotional needs but i still want him. he was so odd, but i really liked him. and i thought he really liked me.
