I’ve mainly produced songs for artists in the music industry but recently I have been inspired by certain composers such as c418. Yung bahay na inuupahan namin for the past 20 years ay binibenta na nung owner. As far as i know, nakatanggap si owner last November 2024 ng notice galing sa pag-ibig na may need silang bayaran kahit down payment lang, para hindi ma-foreclosed itong property. Na-settle naman yun within the time frame na binigay. Based sa letter ng pag-ibig, ang appraised value nitong property is 1.4million. Now, January 2025, nagdecide na si owner na ibenta tong bahay for 1.4m din. Babawiin niya lang yung gastos niya.
Nag-inquire ako sa office ng pag-ibig and makakapagloan naman ako up to 1.3m. Kaya ko naman magawan ng paraan yung remaining if ever. Nagtanong kami ng requirements, and ang sabi is need yung photocopy ng title nitong bahay as a collateral, first and foremost. Sinabi namin kay owner yun na kung pwede makahingi ng softcopy or photocopy and hindi pumayag si owner stating na itatanong daw muna niya sa agent niya kung anong effect nun sa kanya. Sabi din ni owner, according sa agent niya hindi daw favorable sa kanya as owner dahil delikado siya sa "transaction" na yun.
Need ko lang ng advice and ng tulong ano ba pwede naming gawin since we really want this property. Medyo may attitude lang si owner at talagang pera pera na lang talaga. Pero dedma na lang sa basher. Ang hirap kasi i-let go nitong house since it's been our home for so many years na kaya we are trying our very best.
The owner wants cash kasi dadalhin sa ibang bansa. Nagmamadali ang owner. May kaagaw kami sa property na to so we are exerting our maximum effort talaga. Nag-inquire na kami personally sa pag-ibig and medyo di maganda yung nakausap namin. Nag-research na din ako sa iba't ibang sita and sa iba't ibang sub dito pero wala akong mahanap na concrete answer. Even sa website ng pag-ibig very surface level ang mga info and very vague.
- Paano namin maco-convince si owner na yun yung due process ng pag-ibig? Ano pwede namin magawa if ayaw niya talaga ibigay kahit photocopy?
- Since magfu-fully paid sila, para ma-release ng pag ibig ang title nitong bahay, hindi din ba kami makakapag process ng loan until ma-release ng pag ibig ang title? i mean saka lang ba makaka loan after ma-release?
- Anong requirements and papers yung need namin asikasuhin as a buyer and anong requirements naman yung need namin from the seller para ma-process ang loan?
- Pano po ba ang magiging timeline nitong housing loan if ever? ano yung first stage, second stage, and so on? like pano yung entire process?
- Need din ba namin mag consult sa agent para matulungan kami regarding this matter?
- Other than Pag-ibig Housing Loan, may iba pa ba kaming pwede maging option? Ekis na yung multi purpose loan sa work ko kasi 10 years to pay lang and 18% ang interest. Landbank and BDO lang yung banks ko.

Google Analytics Google Tag Manager Looker Studio Google Cloud Console Nice to have: Google Meet or Google Calendar
I had Essential Starter, but I could not use Looker Studio. I did upgrade to Business Starter but my use of Google Suite is so limited that it does not make sense.
I was thinking to enable Cloud Identity and remove the business starter license (it's just me in the org), or eventually deleting the workspace and starting over with a simple Gmail for when I need.

I know that not smoking is the right thing for me and I know that I have a problem. I want to quit. I wish that in was one of those people who just could quit and not look back but I’ve been trying to quit all month. Currently, I still have and I could throw the rest out but I’m just going to smoke it all. I can’t see it go to waste, I’m just not there. To be honest, I don’t even know who I am outside of smoking anymore. I feel like I’m going to have to relearn parts of myself and find some hobbies which should be fun for someone who enjoys trying new things but is somehow anxiety inducing.
Anyway it’s not much left I’ll be done the rest tonight so I’ll be able to start the day tomorrow fresh. I go on vacation soon for 2 weeks soon so I know that it’ll be easier once I have 0 access to buying and I’m distracted. I’m looking forward to coming back sober but I have 6 days until I leave. I’m hoping I can stay strong until then but I’ve been really struggling and I’ve been caving at the first sign of cravings. I want to do better, sigh. I can do better.
Any advice on getting past the first few days? I’ll also take words of encouragement and stories of your journey. I don’t have people to talk to about this so anything is appreciated.

I’m have a traditional slide hammer and am thinking of getting all the necessary tools to use cold glue as it seems like I can save time by not having to apply hot glue to the tab, press it on, pull it off, clean the old glue and repeat. My question is am I able to use cold glue tabs on my traditional slide hammer or do I need to buy a cold glue specific slide hammer or an adapter for my traditional slide hammer? Thanks in advanced!
