2025.01.23 03:32 silkytoad4760 REA failed to disclose that property was tenanted before contract of sale was signed.

So I've just bought my first property and we are currently in the process of settlement. When we inspected the property we were told by the agent that the property was "currently on Airbnb but can be vacant at any time, no worries any settlement period is fine 30, 60 days etc". So we opted for a 30 day settlement.
We then get the contract, and general condition 5.1 which says: At settlement the purchaser is entitled to vacant possession of the property unless the box is checked, in which case the property is sold subject to:.... This box was NOT checked. Nowhere else in the contract or our correspondence does the REA/vendor mention a lease.
Just received a phone call today from the REA saying that the property cannot be professionally cleaned prior to settlement (which was one of our special conditions) due to the tenants still in the property. WTAF ?? Apparently the tenants have a fixed lease until the end of the year so vacating them is not really an option.
We have already found tenants for our current home to move in just after we expected to receive the keys for the new property. So we are facing a scramble to find a new place to stay in at very short notice... Given that this place would have been our ppor, we took out a loan on the basis of owner occupier and are claiming stamp duty exemption (VIC). Any advice here? My conveyancer is fkn useless and keeps referring me to his paralegal. If anybody has any conveyancer recommendations I would appreciate that too.

HI All,
Thinking of an Evo and could use some pointers. I am thinking a DD and perhaps some track days. I have had a number of Subarus - 2 STis, on a non-street able track car and another DD / Track car. I don't mind NVH or rough tides - pretty used to that, and I don't want a problem child, been there, done that. I am pretty sure I want a manual.
Which factory years are best for reliability / fun to drive?
What about parts, hard parts like tranny parts, crank, block, etc? Are parts still available? Factory or 3rd party?
Is the AL motor any good?
Are there any good FAQs for what to look for in a used car.
I have wrenched and built track cars more times that I can count (suspensions, motors, trannys, etc), so very little worries me about fixing things, got a lift, and lots of tools...

It’s an Elseworlds animated series, rated 14+ and it would be about the formation of the Justice Society of America and their early days. It’s different from how the team started in the comics but just hear me out.
The story kicks off in the 1940s, where Alan Scott, Jay Garrick, and Carter Hall life-long friends who decided to come together to form the first superhero team (heroes exist but this would be the first ever team). They share a concern over a series of coordinated attacks on heroes around the country. While their main mission is to stop these escalating threats, they also start to uncover something else: the Injustice Society of America, a secret group pulling strings from behind the scenes.
As the team forms and members like Stargirl, Starman, Atom Smasher, and Hourman join in, the JSA starts connecting the dots between the ISA and a network of powerful metahuman threats. Any iteration of the ISA would work as long as Brainwave is on the squad. The ISA’s influence spreads way deeper than the JSA originally thought, infiltrating everything from store products to literal governments. The team learns that these enemies have been orchestrating events from the shadows for years, positioning themselves to take control.
Around the middle of the season, after a harsh first encounter with the ISA, the JSA is forced to pull back. They’re injured and need time to regroup. Alan and Jay realize they need someone with more hands-on experience to help them become a real team. Enter their old friend: Ted Grant, a legendary boxer former vigilante, and an old friend, asking him to help train the team. Ted agrees, bringing his no-nonsense style to the training sessions. His tough love approach is just what the team needs teaching them not just to fight, but to fight with purpose. This also brings Ted back into the superhero game, with his son, Thomas Bronson, revealing that he’s inherited powers from his mom and asking the JSA to let him join (more specifically his dad). His father had kept this secret, worried about putting him in harm’s way but reluctantly agrees.
As Ted trains the JSA, the team grows stronger. They face a few lower-level villains along the way, getting better at working together. Meanwhile, the team continues hunting for the ISA’s hidden lair. Eventually, they capture one of the ISA’s own (It doesn’t matter who), forcing them to reveal their plans which involves using a new telepathic meta human, Brainwave Jr., Brainwave’s much stronger successor, to help them take control of the civilians of Civic City, then the world.
The season hits its climax in another showdown between the JSA and the ISA. The team manages to hold their own, and they win! Though their excitement is cut short when it’s revealed Wildcat’s son is badly injured. The season ends with Wildcat II (Yolonda doesn’t exist in this verse) in a coma but the team more determined than ever to stop any crime that comes there way. And in a post-credits scene, a mysterious eclipse and purple hooded figure is shown.
So, whaddya think? Any changes I should make or continuity errors? Would you actually watch this? Any animating studios you’d like to see take it on?

I got an offer for $200 rree play and 200 resort credit at the lower end properties or $100 RC and 200 FP at the higher end. I booked it once in December, and once a couple weeks ago in January. I got the free play both times. They have sent me new emails with the same offer since my last stay. The offer terms say free play is only good on the first trip.
Is there any way to figure out if I'll get the free play if I book it again?
I tried calling a couple hotels and they don't seem to even understand what I'm asking, and it's impossible to get a hold of MGM rewards. I would stay elsewhere if the free play isn't going to work.
