You may have seen some of my previous posts. Returning to the hobby after about 10 years. Going for low tech planted tank with rummynose tetras.
So, time for the lighting discussion. What kind of light do I need for this? Im probably comfortable spending up to $100 on a good light. I would probably prefer something that I could transition to a bit higher tech if i wanted to at some point if that's possible. Led lights were just getting popular around the time I left the hobby and now they are all full spectrum lights so I have no idea what I should be looking for.

Her entire kit/gimmick revolves around her deflect/all guard yet one hero with the smallest amount of hyper armor completely negates her.
The fact that she's an assassin but plays slower than an out of stam Conq is dumb as shit, and the fact that you can also counter her by just randomly guard breaking due to her needing to use an opener heavy for everything usefull is also laughable. She needs some major tunning and buffs

Looking to buy a property in Southern California and my buyer’s agent is trying to make me sign this document that gives her 3% commission with she claims is ‘industry standard’. She also claims that I don’t ’have to pay a dime’ because her concessions will be paid by the seller. Although in the document it says the buyer is responsible for paying for the broker but it ~can~ be paid by the seller. Am I getting played here by the agents wording?
Are these types of agreements standard? If it is, should I negotiate for a lower %?
Additionally, I am looking at a brand new condo, is there a benefit to not using an agent and a) represent myself or b) use a real estate attorney instead?
