 | Didnât know much going into this particular hobby , all I knew was that I wanted a decent cup of espresso without doin too much. I decided to invest in a small cheap (preowned) espresso setup. Just to see if I would really enjoy it. So far I look forward to my mornings that I have off work , waking up at 8 and starting the espresso ritual. I knew I didnt want anything too crazy or complicated either. Iâve decided the most Iâll go is a bambino / bottomless portafilte and a decent grinder . 2025.01.22 18:00 caturae Solicitor failed to send deed of covenant (leasehold maisonette)
Hi there,
Hoping someone might be able to give advice as Iâve been googling this and canât find anyone with an exact problem.
I purchased a property 26th November 2024. Leasehold maisonette. I was due to pay the ground rent late December and when I didnât the bill by mid January I contacted the management company for the freeholder. They informed me they werenât even aware there was a new owner of the propertyâŠ
So it entails that my solicitor did not send over the deed of covenant to the freeholder. I have email proof of them sending me the documents via email in September, which I both wet signed and photocopied/emailed and posted back to them. I was also charged for deed of covenant on my bill from the solicitor.
They are now acting as if they havenât already done this and have sent me a new deed, and are asking me to wet sign and send this again. Only, if I do this then it will be dated after I have purchased the property.
This feels so wrong and Iâm very upset. Iâm slightly worried I will be given charges from the management company of the freehold as I havenât been able to pay the ground rent. (I am hoping they wonât as they seem reasonable but honestly it is in their right to do so).
What recompense do I have? I chose this local solicitor as they were well recommended (and local) but honestly they were next to useless - and now this. I will be putting in a complaint but wondered if anyone else has ever had this happen, or what sort of things might be the outcome from this?
Really wasnât expecting this stress to crop up almost two months after Iâd finally managed to purchase a property!

Hello, My mother overstayed the visa for 3 days when we visited the US in 2006, I was 6 years old. In 2009, we went again and at the port of entry, they told my mother that she overstayed and they are deporting us. They even said that they are willing to let us (me and my brother) enter to US since we were 9 years old at that time. Before deporting us, my mother took oath of never overstaying again and the officer omitted that the case is closed now. Now coming to the main point, I am 24 and I am going to apply for my F1 visa soon for masters in US. Tell me how this will affect my chances?? My circumstances are different and I want to commit myself to my studies only and come as a genuine student.

La cosa es que me acostumbre a estar sola y ahora me cuesta demasiado compartir tiempo con los demĂĄs porque no soporto mĂĄs que un par de horas con otra persona. Tengo un solo amigo el cual veo no mĂĄs de 5 veces al año porque vive en otra ciudad y se nos hace complicado vernos y mi novio que tambiĂ©n vive en otra ciudad, nos vemos cada fin de semana y con eso estamos mĂĄs que bien (esto es por el momento) aparte de mi madre con la que comparto todos los dĂas porque aĂșn vivo en su casa en lo que estudio una carrera que estoy a punto de concluir, aĂșn asĂ con ella no hablo mucho, tolero un rato de charlas y mates pero estar mucho con ella me sofoca muchĂsimo.
El Ășnico ente que amo y disfruto tener compañĂa todo el dĂa, todos los dĂas es mi gatita tricolor, la amo, amo acariciarla, jugar y estar con ella mucho tiempo (esto es en general con los gatos) por otro lado tengo mi zona de confort que es mi habitacion, o en general la casa ya que hay muy pocos estimulantes visuales o auditivos y es ahĂ donde estoy a completo gusto.
El caso es que hace una semana y unos dĂas vine a quedarme en la casa de mi pareja (vive con su hermano y suelen venir a visitarle su madre y la hija de mi novio, porque sĂ, es papa y he tenido que convivir con ellos tambiĂ©n) para que estemos juntos y probar como serĂa la convivencia ya que a futuro planeamos vivir juntos. Ăl tiene su trabajo en el que estĂĄ 8 horas del dĂa y el resto del dĂa estamos juntos, pero estar en este lugar se me hace taaaaan sofocante que voy a irme antes de lo premeditado porque ya no soporto la sobre estimulaciĂłn y extraño demasiado mi hogar.
Algunos datos para comprenderme mejor: soy una persona altamente sensible, odio los ruidos fuertes y los cĂșmulos de personas, tengo ansiedad generalizada y depresiĂłn mayor, ambos controlados y medicados, ya tengo el alta con el psicĂłlogo puesto a que puedo manejar estĂĄs cosas por mi cuenta, pero mi pregunta es: ÂżQuĂ© estĂĄ mal en mi? ÂżEs normal ser como soy? ÂżQue hago?

My 10 year old son plays soccer for our local team (Team A). Recently he has been recruited by another, significantly better, club. This team (Team B.) is interested in him joining their organization immediately so we will need to make a decision relatively quickly.
My dilemma - when we accepted the position on Team A we committed to the fall and spring season. If we pursue the opportunity with Team B, we would have to quit Team A halfway through. Unfortunately, he cannot play for both teams. Itâs a conflict and stated very clearly in the rules of the league.
I hate to burn bridges so the thought of basically abandoning Team A kills me, however, Team B is part of a much better overall soccer program and would be amazing for his growth and development.
Ultimately the final decision will be up to my son but I figured I would ask for others input as well. Thanks in advance for any advice you can offer!

If Iâm closeted and live with parents, how do I open up to say I want to visit someone in another country far away that Iâd like to see?
It may bring exposure, it may notâ would my parents like the idea of me visiting a longtime friend ONLINE (who they have no idea about) that asked if I wanted to see the country? Would I say itâs just a college friend who lives over there?
I know this is counterintuitive from opening up, but would like to see where things go in person first before opening up to everyone.
