Just thought I'd share our story, I'll try and keep it as short as possible.
Met my wife 10 years ago, was going to rent but my parents put us off the idea and offered us to live with them, £200 a month rent and save to buy. Within 10 months we hit our target.
In 2016, we brought our first, 2 bed new build using the government help to buy loan. We knew we'd have to deal with the HTB loan within 5 years. We got engaged whilst we lived here and I lost my dad to cancer.
In 2019, work commitments dragged us about an hour north. We sold and brought a 70s 3 bed semi, with nice south facing, sun trap of a garden. Conveyancing took almost a year, lots of stress. I think the chain was about 7 housed. In this house we married, celebrated by 30th and brought home our baby boy.
At the end of January 2025, we completed on a 4 bed detached, even bigger south facing garden with a stunning oak tree (no issues) and detached garage (for brewing beer in my eyes!). The house is so well finished, we could push the budget a bit more than we planned as we didn't need much aside for renovations etc. It is missing a building certificate but we took indemnity insurance and had a copy of the structural calculations etc. This feels like our forever home and we look forward to creating lots of memories here.
It's not just savings, but equity will get you to where you want to be. Don't buy at the top of your budget initially and be real about what you are buying. Is it a step? Is it forever? And for the sentimentals out there (like my wife), you're only selling the house, the memories will come with you!
Any questions about the process, new build Vs older etc. I'll try and answer based on experience alone.

My first time posting here, so I’ll keep it short- I’m a U.S. citizen but I moved abroad for high school and uni. High school (O/A level system) sucked. I got B’s,C’s and even a D. Awful ik. Got accepted into a mediocre uni, but decided to change my study habits. Became an academic weapon. I’ve managed to get multiple academic distinctions and have a 4.0 GPA.
As a rising junior majoring in a STEM field, I’ve been thinking about transferring a lot simply because there are no opportunities here outside of academics. Zero.
Should I bother applying for a transfer to a top 25 back in the U.S.? Do they consider high school grades or college grades, or both?
OR
Should I continue grinding, graduate from my no-name uni with honors, and then try to apply for a top 25 grad school instead?
