Hello,
I'm having trouble understanding the best mortgage for my wife and I. We are due in July with our first born. Any and all help is really appreciated. A little about us:
We both work full time in tech and together make around $400,000 before taxes. Monthly wages after taxes are ~$19,000. We currently have a one bedroom apartment in San Francisco and pay $4,200 a month. We have no debt and reoccurring payments other than cell phone, internet, car insurance, etc. All large purchases (such as our car) had already been paid in full. We both have over 800 credit score and over $1M in savings.
We plan on putting $1.2-$1.3M down after liquidating our TODs and company stock. This will leave us with about $100,000 in disposable cash to furnish, decorate, buy baby stuff, etc. We are planning on taking out a $700-800k loan for a target home price of $2M.
Here's where I'm having some issues. Everyone I talk to seems to give us different direction on the type of mortgage we should be going with. I'd like to pay no more than $5,500 a month including property taxes, all in, for a home. This would be about 29% of our monthly salary. Also, worth noting this will NOT be a forever home, and rather our first house that we would stay in for maybe 5-10 years until school really starts to pick up for the kid(s).
We've been given direction by Wells Fargo to look at a 30 year fixed but our financial advisor told us to look at 7/1 interest only ARM and a 10/1 interest only ARM. I feel super overwhelmed in this and would love some help trying to figure out what the best option is. Again, I'd really love some help. Happy to answer additional questions.

Hi Pals, I have searched and did not see this combination of issues discussed specifically, so I'm posting to see if anyone else has experienced a particular situation, to see if there is anything I am missing. TL; DR: Had a bp spike that landed me in the ER while treating peri symptoms with meds and managing late diagnosed adhd with stimulant meds. Now I'm off everything and seriously struggling to Human.
I'm 48, and was diagnosed with ADHD two years ago. I have been happily taking Concerta 18mg, and was prediabetic but made a huge push to exercise more and eat better last year, and was able to manage a lot of that issue. This winter I have somewhat backtracked due to worsening peri symptoms, and finally went to see an OBGYN. She put me on Lo Loestrin Fe, a very low dose combo hormone pill. LLE took care of many of my peri symptoms but I believe it impacted my mood significantly, and potentially my blood pressure. I've never had BP issues before and suddenly now they have appeared strongly.
I discovered the issue by the OBGYN prescribing me Wellbutrin for the depression that was likely caused by the hormone pills (I tried to explain that I felt this way to her but they preferred to give me an additional medication rather than switch my hormone meds). I took Wellbutrin for two days and felt very weird. Offhandedly I decided to take my BP, because it had been high temporarily after a steroid injection and I wanted to make sure it wasn't really high. It was, unfortunately, really high.
Of course it was a Saturday so I called the pharmacist who had dispensed the wellbutrin and they recommended I get checked at the ER. The ER took an EKG and sent me home, and I stopped all meds except the hormones. The OBGYN said I could continue the hormones, but after following up with my GP they told me to stop the hormones, so now I am off all meds, but on a low dose blood pressure medication. That med helped for two days and put me in the normal range, but now I am back in stage 1 hypertension (not helped by the blizzard and lack of road maintenance facilities here, so I am basically trapped in my house without the ability to go to the gym).
I'm now waiting for the hormones to clear my system, struggling to do anything coherent because I am off my stimulant meds, and checking my BP every day watching it get higher again in spite of the meds. In a month I will see both GP and OBGYN again, and hopefully some plan will emerge that will give me back my brain and some hormonal normalcy. I'm eating no salt to the extent possible, drinking a ton of water, no caffeine, eating fiber but also no green veg or potassium etc (due to bp med interaction). I exercise when the ice sheets don't prevent me from leaving the house. What am I missing?
Does this sound familiar to anyone? I know peri can cause high BP, but so can oral contraception / hormones, so I don't know what is going on and I really have no way to tell but wait (and be annoyed). If this beautiful trifecta is something you've also experienced, how did you end up getting to the other side? Looking for some encouragement, or things to ask my doc about. Many thanks, fam!

Ok so I am not sure if I am just emotionally crazy or is this normal. If have a beautiful 16.5 yr old girl Birman “Gizmo” that I have raised since she was 4 weeks old. Found her along with 5 siblings under my friend’s house a long time ago. She is my everything, my daughter, best friend, snuggle buddy, etc. you get the picture !! Baby girl sleeps under the covers with me, she cuddles with all 4 of my kids. Rubs her nose onto mine and is attached like a toddler to me since day one.
Her adopted sister passed in September in 2023, she was 16 and one month. I cried of course but never ahead of time. I knew she was slowly declining and it showed but it wasn’t until she passed did I mourn. Now with Gizmo, it’s completely opposite. I can see her hair is getting shaggy and she isn’t cleaning herself as much. She is getting skinny even with the good food I give her. She is still jumping on the bed and running up and down the stairs with no issues but I physically can see her changing. Lots of grey, eye goop now is non stop and she is ridiculously attached even more now. I cuddle and hold her more than ever at this time but when I am alone I bawl my eyes out.
We are talking full on tears streaming down my face and sobbing ridiculously over the fact I know that within the next year or god willing two, she will cross the rainbow bridge. I cannot help it, it just starts and I have to let myself drain all of it away before I can gain composure.
Her sister started declining and within six months was gone, I know every kitty is different and that death is inevitable but I still am having a hard time.
I just want to know if anyone else has ever had this feeling or emotional experience. I have had many fur babies before but never had this kind of response to a kitty getting old. She is my oldest now and I am much older as well, could this be a factor?

 | SECOND ATTEMPT. I got ATT and finally scheduled for my exam on February and I've been studying since December 2024, I mean seriously preps. I am torn between moving the exam date up or I shouldn't procrastinate? I hate the fact that nervousness and anxiety is all over me. I had the same experience during my first attempt and I feel it might win again this time round 😭 😞 😞. I decided to give NAXLEX QBank a try coz most people are talking about it. I've done most readiness tests and CATs, reviewed all rationales including cheat sheets, and made some good notes. I plan to finish reviewing all three remaining readiness tests and focus on my weaker topics like Pediatrics, Psych, and Obs before the exam to ensure I cover all bases. In terms of my Performance analysis, I usually score VH, H and Borderline. I am confused if I'm ready for this monster (Nclex). The scores are fluctuating and Haven't really stabilized, has anyone experienced such with this QBank? I've completed 70% of the tests and intend to review the remaining Assessment Tests. Despite all the preparations, I'm starting to feel fatigued from studying, I want to make sure my motivation is still on and knowledge don't fade. Should I postpone the exam date?
