2025.02.01 22:02 longlivethebugs When do you have to notify landlord about lease renewal decision?
So, My year-long lease ends in 2 months, and my landlord has informed us that our rent will increase and wants us to decide if we’d like to renew our lease.
I understand he’s following the 60 days notice required per the fair notice ordinance, but I can’t find anything that dictates how long tenants have to make a decision.
Does anyone know how long tenants have to make a lease renewal decision after being notified of a rent increase?
I can’t find anything specific outlined in our lease agreement either.

My husband and I have been together for 7 years, married for 5. We have two young children. To still feel like we are alive and ourselves outside of being parents, we have alone time doing something we like. For him, that’s going to One Piece Card Tournaments. It makes him really happy, he loves the game and he loves the anime. Im happy for him that he found something he loves, but these cards can cost a pretty penny. I told him I’m comfortable with him spending $400-$500 on cards to build his deck. That’s honestly way more than I’d like, I would much rather it be closer to $200/300, but he said that’s not enough. He started playing in June. Over the past few months I see him receive cards in the mail and placing card orders often. Whenever I’d ask him about it he’d say it was a few dollars a for whatever card/ cards he bought. I don’t know how this game is played, but I know there are some cards that are worth more money than others and that some cards can go for hundreds of dollars. I was using his phone for something the other day and opened safari to look something up, when I saw an open tab for one piece card game official site I think? A site where he can buy or sell cards. I saw that he placed 11 orders in January, totaling to $668. My mind was blown. Then I looked at his all time orders, and he’s placed 125 orders since June, totaling to $2000. My heart sank and I was freaking out, because he hid this from me, did not ask me if this was okay to spend $2000 on cards, and I felt betrayed. I told him all of this, and he said he doesn’t regret anything other than that he didn’t tell me about it. He said that he plans to use/ play with these cards and then sell them, that they’re just as good as investing in stocks. That there was no reason to keep that $2000 chillin in a savings account, that it’s better off being spent on the cards because he can resell the cards and get more than what he bought them for. He said that I just don’t see the value in the cards but that they’re very valuable and again, just as good as stocks. Am I crazy? Is he crazy? Because I feel like he’s heavily bullshting me!! He comes off as very addicted to this game, he’s constantly playing it on his phone or laptop, he does that more than initiate romance, dates, making dinner, helping clean, playing with our kids, loving up on our kids, it’s the first thing he looks at when he wakes up and usually the last thing before bed. When I’m at work, he’s playing constantly because my son tells me that daddy doesn’t play with him, daddy’s always on his laptop playing games. He’s always asking to go to OPTCG tournaments, and like I said before, he does that more often than trying to take his family somewhere fun, or just for a simple walk outside. I have told him many times how I feel about this, that I ofc don’t mind him loving this game but that there’s got to be some discipline and self control. He said that if he didn’t spend the $2000 on cards, he would have ki*ed himself because life isn’t good enough for him. He sounds like a hella drama queen cuz he has his life made. That really hurt me to hear, because we have two beautiful kids, our landlord barely charges us any rent in a nice area of nyc, his parents pay for our car (they insist so..), he refuses to go to the Dr to get diagnosed with anything. The hardest thing about his life is that he has to go to work and can’t just play games all day. He acts like going to work and taking care of household tasks is the worst thing ever and is so hard to do, even tho I remind him that every adult on this entire planet has to go to work and clean their home because that’s a part of being an adult and if he doesn’t want to be an adult then he should leave us and go live with his mommy. He seems incredibly ungrateful and he has no remorse for how all of this makes me feel, despite me communicating every last drop of feeling that I have. Can someone pls tell me if he’s right about these cards? Are they really that valuable? I need y’all to inform me on this topic cuz I don’t trust what he says. He’s 25, and I’m 26. Both our kids were planned and having a family early is what he told me he wanted, but now he’s saying life isn’t good enough without spending 1000s on cards? It hurts, and it hurts more that it seems like cards are more important than his beautiful kids and wife. Not to toot my own horn, but I’m not ugly, he has a hot wife. Ppl tell him that, ppl tell me that, so that’s why I feel okay making that claim…, and it makes me feel like shit that these cards seem to matter more to him than us. He likes to throw it in my face that our relationship would be better if I played this game with him, too. Sorry that I’m a woman and I ranted a bit on this, but Forreal, I need to know if he’s right about these cards and I need to know what other dudes who love this game think about these issues. Hey! Havent played raft in a long time, still had the Raft Mod Launcher executable tho, it must've been on there since like 5 months already. But right now, i did a quick check with Malwarebytes routinely, and it suddenly told me there was something called "Malware.AI.4125061224", i immediately quarantined it, but im kind of confused. 2025.02.01 22:02 Level-Trick-5510 Tax returns dropped 70% and I owe money because my employer messed up my taxes.
Title basically says it all, I worked for Subway in Alabama for a short period of time in 2024. I was in the process of filing my taxes and my returns dropped by $800, and now I owe $225 to the IRS. Upon further investigation I found out that Subway messed up my federal taxes so I was not being taxed enough, my electronic tips were not taxed despite multiple people I worked with telling me they get taxed, and Subway put on the W2 that I worked in a neighboring state (The headquarters for my chain was there) so I failed to pay Alabama state taxes.
Is there any way I can dispute this? From my point of view it all seems like a failure on subways part to disclose correct information, and I really need this money.
